The General Maintenance Technician III performs advanced, journeyman-level repairs and maintenance across HVAC, plumbing, electrical, carpentry, drywall, painting, appliances, and related trades. This role applies strong technical knowledge, sound judgment, and creativity to complete complex tasks while adhering to company and safety standards. Works collaboratively to ensure guest villas are properly repaired, maintained, and prepared to brand expectations.

ESSENTIAL DUTIES AND TASKS

  • Interprets the facilities operations Way of Maintenance plan and facilities management strategies for managing the quality of guest condominiums, resort amenities and facilities, and campus grounds. Strategically schedules a range of facilities care work tasks described in the plan for the day and future days/weeks/months using the facilities operations system of record.
  • Communicates with leaders to schedule and rapid-response work tasks to available skilled internal and contractor partners resources. Works independently, while monitoring work pace completion compared to established performance standards, reprioritizes and redirects work according to changing business conditions, and advises management on variance to standards.
  • Uses multiple methods of communications to connect frequently with guest services (front desk) staff, housekeeping, maintenance technicians, contractor partners and resort guests for collection and dissemination of business-critical information. Works with leadership to triage facility issues, set service response expectations and validation that work has been completed to quality control and guest expectations.
  • Analyzes information from systems of record (Asgard) to identify trends in compliance performance. Advises leadership, front office, and regional support on findings for process improvement solutions.
  • Conducts quality inspections on all Annual Unit Maintenance (AUM) Units and takes the lead on any special projects assigned by leader.

EDUCATION and/or EXPERIENCE

  • High school diploma or GED
  • Minimum of three years combination of work experience and/or vocational training
  • Maintenance experience at journeyman level in multiple areas of facilities maintenance
  • Bilingual a plus

CERTIFICATES, LICENSES, REGISTRATIONS

  • Any certification is a plus, which includes HVAC, CPO, EPA
  • American Red Cross CPR/ AED rescue certification preferred

QUALIFICATIONS

  • Must have superior ability to perform skilled work in general and facility maintenance.
  • Must have superior skills in painting, tile, plumbing, carpentry and electrical.
  • Must have ability to problem-solve and repair major appliances.
  • Must have knowledge of hand and power tools and a mechanical aptitude.
  • Must have strong troubleshooting and face to face guest communication skills.
  • Must be able to follow written instruction and complete documentation associated with unit maintenance.
  • Ability to collaborative with cross function work groups that results in positive outcomes.
  • Must be at least 18 years of age with a current valid driver’s license, minimum of 1 year of driving experience and meet company motor vehicle report requirements.
