ABOUT THE ROLE

The Financial Analyst, plays a key role in building and maintaining financial models used to evaluate prospective deals and pinpoint the most advantageous opportunities to add to ITEX's acquisition and development queue. Deals added to the queue are reviewed by ITEX's Prescreening Committee for further consideration and advancement through the pipeline. This position focuses primarily on 4% and 9% Low-Income Housing Tax Credit (LIHTC) multifamily deals, but also includes workforce housing and market rate developments as well as hospitality, and other asset classes, and is deeply involved in the predevelopment phase providing analytical and project support through entitlements, design development, feasibility modeling, and financial structuring. The ideal candidate is detail-oriented, analytically strong, and comfortable operating in a fast-paced, deadline-driven deal environment while coordinating across internal teams and outside consultants.

WHAT YOU'LL DO

  • Search for and screen prospective deals that add EBITDA across the full ITEX platform (IDEV, ICON Builders, and Management), prioritizing opportunities that are competitively priced and, when applicable, meet required thresholds and scoring criteria as it pertains to the LIHTCs.
  • Build and maintain, financial models for acquisition and development opportunities, including IRR, equity multiple, and sensitivity analyses.
  • Prepare development pro formas and acquisition underwriting packages, incorporating construction costs, lease-up assumptions, financing terms, and exit scenarios.
  • Work closely with Pre-Construction and Operations teams to ensure construction and operating cost assumptions in financial models are current and accurate.
  • Conduct market research and comparable analysis, including rent comps, sales comps, submarket demographics, and supply/demand trends.
  • Balance workload across the fiscal year - sourcing and underwriting 4% and 9% LIHTC deals and providing support in preclosing due diligence tasks.
  • Draft and submit Letters of Intent (LOIs) for Prescreening Committee approved deals.

Requirements

Required:

  • Bachelor's degree in Real Estate, Accounting, Finance, Urban Planning, or a related field.
  • 1-3 years of experience in real estate development, acquisitions, project coordination, or financial analysis.
  • Advanced proficiency in Microsoft Excel, with experience building and reviewing real estate financial models.
  • Familiarity with the development process, including LIHTCs, entitlements, permitting, design, and preconstruction phases.
  • Excellent organizational, communication, and problem-solving skills.

Preferred:

  • Familiarity working with a real estate developer, owner/operator, or real estate investment firm.
  • Familiarity with tools such as Microsoft Project scheduling software and/or Procore.
  • Exposure to land use/zoning research and municipal approval processes.
  • Knowledge of various capital stack components (equity, debt, public subsidies).
  • Experience with Argus and/or Yardi is a plus.

PHYSICAL DEMANDS

This position primarily works in an office environment, requiring prolonged periods of sitting and computer use. Occasional travel to property sites, prospective acquisition/development locations, municipal meetings, and market tours may be required (up to approximately 10–15%).
