Job Description

This position is part of the Sherwin Business Services (SBS) team and plays a key role in the accounting of the Company’s retail and non-retail property leases. Primary responsibilities include managing the complete and accurate reconciliation and billing of lease-related expenses for owned and subleased properties (Base Rent, Common Area Maintenance, Property Tax, Insurance) to external and internal tenants. This position also supports real estate accounting, including approvals for expense payments, tenant improvement allowances, percentage rent, and lease accounting function. This position will interact with other functional areas, including Enterprise FP&A, Enterprise R&C, SBS GA, GTS, IT, Legal, business real estate executives, landlords, tenants, and others, and will be entrusted with high-dollar and high-volume disbursement activities.

This position is not hybrid/remote and will be located at our Global Headquarters in Cleveland, OH.

CORE RESPONSIBILITIES AND TASKS

Retail and Non-Retail Owned Property Billing and AR

  • Process monthly billing and accounts receivable for all owned and internally billed stores with approximately $16 million in internal sales, and over $2.5 million external sales from 60 + external tenants. Also process non-retail Corporate owned property billing.
    • Reconcile Bank of America lockbox account utilized for tenant payments and tenant improvement allowances.
    • Ensure the timely and accurate review, interpretation, abstraction of lease data for all owned property leases and amendments into lease administration tool.
    • Reconcile and bill operating expenses (Common Area Maintenance, Property Tax, and Insurance) to ensure proper allocation to tenants.
    • Responsible for month end close process, including journal entries, account analysis, balance sheet reconciliations and reporting.
    • Act as main point of contact for Division Real Estate VP’s and External Tenants on billing and accounting related matters including identification of credit risks and monitoring critical decision dates.
    • Assist with sale/lease back accounting transactions.

Real Estate and Lease Accounting Support

  • Assist with timely and accurate review, interpretation, and payment of property lease expenses for NOAM properties– US, Canada, Jamaica.

    • Review, analyze, and accurately approve leased expense payments/credits within lease deadlines.

    • Review and process disputed/escalated reconciliations for expenses as needed

  • Responsible for accounting of Tenant Improvement Allowances, and Percentage Rent.

  • Provide support to ensure compliance with the lease accounting standard.

    • Validate and monitor lease accounting system integrity for accounting period, including backfill for daily calculations, audit and validation to source system.

    • Assist with special projects and month end close including quarterly questionnaire process.

POSITION REQUIREMENTS

Required:

  • Bachelor’s degree in Business Administration, Accounting, or Finance

  • 1+ years Business/Accounting/Real Estate experience
  • Microsoft Office products Word, Excel, and PowerPoint
  • Must be legally authorized to work in the United States without sponsorship now or in the future for employment visa status
  • Must be at least eighteen (18) years of age

Preferred:

  • Experience with lease accounting and transactional lean practices
  • Legal experience
  • Experience with OneStream, Oracle, Lucernex, OnBase
