About the role

UpKept Services is seeking a skilled Field Service Technician to deliver high-quality residential maintenance and repair services on behalf of homeowner associations (HOAs) and community associations managed by UpKept Services clients. Working under the direction of the Maintenance Director, the Technician responds to work orders, performs preventive maintenance, coordinates with trade partners, and represents UpKept Services with professionalism in every community interaction.

Operating in Charlotte, Tampa, and expanding into new markets, UpKept Services combines skilled field professionals with technology-enabled workflows to raise the standard for HOA maintenance. Work Order Execution

  • Respond to reactive maintenance requests within assigned service-level timelines.

  • Diagnose issues across common trades including plumbing, electrical, HVAC, carpentry, and general repairs.

  • Complete assigned work orders accurately in the work order management platform, including labor time, materials used, photos, and notes.

  • Identify scope changes and escalate to the Maintenance Director before proceeding with out-of-scope work.

  • Obtain customer or community manager acknowledgment on change orders or NTE adjustments as required.

Preventive & Scheduled Maintenance

  • Perform routine inspections and preventive maintenance tasks as assigned across community common areas.

  • Document findings and flag deferred maintenance items for Director review.

  • Support seasonal maintenance programs (e.g., HVAC filter changes, irrigation walkthroughs, lighting checks).

Trade Partner Coordination

  • Serve as on-site point of contact for approved trade partners when overseeing subcontracted work.

  • Verify trade partner work quality before closing associated work orders.

  • Report trade partner performance issues to the Maintenance Director promptly.

Documentation & Compliance

  • Log all time accurately in the UKG timekeeping system on a daily basis.

  • Maintain vehicle, tools, and equipment in clean, organized, and safe working condition.

  • Adhere to all safety protocols, OSHA guidelines, and UpKept Services policies.

  • Retain work order records and supporting documentation in accordance with the company’s 5-year retention policy.

Community & Client Relations

  • Interact courteously and professionally with community residents, board members, and property managers.

  • Represent UpKept Services brand standards in appearance, communication, and conduct at all times.

  • · Communicate job status updates proactively to the Maintenance Director or community manager as applicable.

  • You are a hands-on, self-directed maintenance professional who takes pride in the quality of your work and the communities you serve.

  • You communicate clearly, manage your time well across multiple work orders, and hold yourself accountable without needing close supervision.

  • You represent UpKept Services with professionalism in every interaction and are motivated by doing the job right the first time.

This position has no supervisory responsibilities.

This role operates in the field across residential community common areas, outdoor environments, and on-site maintenance settings. The role requires regular travel between community sites. Conditions vary by season and location, including exposure to outdoor weather, moderate to high noise levels, and physical work environments.

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

While performing the duties of this job, the employee is regularly required to stand, walk, and use hands to operate tools and equipment. The employee must be able to lift objects up to 50 lbs, work at heights, and operate in varying outdoor conditions for extended periods.

This is a full-time, non-exempt position. Typical hours are Monday through Friday; schedule may vary based on community service needs and emergency maintenance requests.

Regular local travel between assigned community sites is required. A valid driver’s license with a clean driving record is required for this position.

Who you are

  • You're a skilled, self-directed tradesperson who is comfortable diagnosing and resolving issues across multiple disciplines — plumbing, electrical, HVAC, carpentry, and general repairs — and you take real pride in getting it right the first time, every time.

  • You're organized, accountable, and tech-comfortable — you manage your day across multiple work orders without needing hand-holding, log your time and documentation accurately, and know that a job isn't done until it's properly closed out in the system.

  • You show up as a professional in every community you enter — whether you're talking to a resident, a board member, or a property manager, you represent the company with courtesy, clear communication, and a standard of conduct that makes people trust UpKept Services

Experience

  • 2+ years of hands-on experience in residential or commercial maintenance, facilities, or a related trade.

  • Working knowledge of at least two trades (e.g., plumbing, electrical, HVAC, carpentry, painting).

  • Valid driver’s license with a clean driving record; reliable transportation required.

  • Ability to read and interpret work orders, basic schematics, and scope documents.

  • Comfortable using mobile technology for work order management, timekeeping, and communication.

  • Physical ability to lift up to 50 lbs, work at heights, and operate in varying outdoor conditions.

Preferred

  • Experience working in HOA, multi-family, or community association environments.

  • Familiarity with CINC or similar property management software.

  • Trade certification(s) in HVAC, electrical, plumbing, or related discipline.

  • Bilingual (English/Spanish) a plus in select markets.
