The position

KEY RESPONSIBILITIES

AKC Building Operations

  • Carry out basic electrical checks and repairs such as changing plugs, fuses and components.
  • Carry out basic plumbing repairs including unblocking sinks/toilets, repairing leaks and replacing sanitary fittings.
  • Undertake minor furniture repairs and fixture installations, and assist with office moves, reconfigurations and porterage of heavy or bulky items, using lifting equipment as appropriate.
  • Maintain building fabric by undertaking painting, decorating, flooring, ceiling and wall repair/replacements.
  • Monitor Building Management Systems (BMS) and report faults.
  • Ensure plant rooms, risers and storage areas are kept clean, organised and compliant.
  • Escort and supervise contractors and visitors on site, ensuring works meet specification and timescales, and report any unsafe practices to the Facilities & Operations Manager.
  • Test lighting systems and replace minor parts such as tubes, lamps, fuses, starters and diffusers as necessary.
  • Record and submit meter readings for the Aga Khan Centre and any tenants, ensuring accuracy.
  • Monitor and replenish stock levels of consumables, tools and equipment.
  • Ensure the gardens and external areas of the Aga Khan Centre are kept clean, tidy and well-maintained, reflecting the cultural significance of the premises.
  • Assist Events, Security, IT and other teams as necessary (e.g. furniture moving, stage erecting/dismantling, cable tracing/replacing).
  • Monitor and update the CAFM system with details of all completed jobs in a timely manner.
  • Conduct regular building inspections to identify defects, hazards or maintenance requirements and proactively report findings.
  • Escalate technical faults, system anomalies or adjustments beyond authorised limits or personal competence in line with departmental escalation procedures.

AKC Health & Safety and Compliance

  • Plan, organise, schedule and complete Planned Preventative Maintenance (PPM) tasks.
  • Undertake daily, weekly, monthly, quarterly, bi-annual and annual Health & Safety and Compliance Checks.
  • Carry out weekly fire alarm tests and assist with evacuation procedures.
  • Comply with the requirements of the Health and Safety at Work Act, prescribed Health and Safety policy, other relevant legislation and Building Policies.
  • Ensure ladders and working at height equipment are maintained and inspected for compliance and safe use.
  • Maintain accurate maintenance logs and assist with statutory compliance records (fire alarm, emergency lighting, water hygiene, lift inspections, etc).
  • Undertake water flushing regimes in line with Legionella control procedures.
  • Participate in risk assessments and implement control measures as required.
  • Report accidents, incidents, near misses, security risks and emergencies to the Facilities and Operations Manager or Head of King’s Cross Properties, following emergency protocols when they are unavailable.

AKC Emergency and Incident Response

  • Act as first responder to emergencies and building incidents, including power outages, water leaks, alarm activations and access issues.
  • Isolate utilities (water and electric) in emergency situations where safe and authorised to do so.
  • Provide support during adverse weather (e.g. gritting, snow clearance).
  • Assist Security and emergency services as required.
  • Carry and respond promptly to the allocated work mobile phone, and work flexibly outside normal hours to support emergencies and incidents.

AKC Customer Service & Communication

  • Provide a professional and courteous service to staff, students, visitors and contractors, in line with AKF(UK) values, behaviours and service standards.
  • Communicate clearly regarding repair timelines and access requirements for maintenance requests.
  • Respond to maintenance requests within agreed service level timeframes.

Carry out any other duties as assigned by the Facilities and Operations Manager or the Head of King’s Cross Properties.

The requirements

QUALIFICATIONS, EXPERIENCE, SKILLS, KNOWLEDGE, ATTRIBUTES & BEHAVIOURS

Qualifications

  • NVQ Level in Maintenance Operations, plumbing, electrics, joinery/carpentry, painting and decorating or similar qualification would be an advantage.

Experience

  • Experience of managing third-party contractors
  • Experience in working with complex mechanical, electrical and plumbing systems
  • Experience in completing planned preventative maintenance for hard and soft services
  • Experience of working in a complex, multi-stakeholder environment
  • Experience in a similar field e.g. school, university or charity.

Skills

  • Excellent communication and customer care skills, with the confidence to liaise with internal and external stakeholders at all levels.
  • Ability to explain technical issues to non-technical personnel.
  • Ability to manage time and tasks effectively and meet targets.
  • Capable of working independently and collaboratively as part of a wider team.

Knowledge

  • Knowledge and understanding of statutory legislation (Pressure Systems Safety Regs, HSG 274 Parts 1, 2, 3, 17th Edition Electrical Regs, LOLER, Working at Height Regs, etc.)
  • Thorough understanding of building systems (HVAC, electrical, plumbing, fire safety).
  • Working knowledge of a CAFM system.
  • A good working knowledge of Microsoft Word, Project, Excel and PowerPoint.
  • Awareness of sustainability and energy efficiency practices
