Job Description

The Facilities Manager is responsible for overseeing the maintenance, compliance, and operational efficiency of all facility-related functions within the airport environment, specifically airport concessions and landlord operated common areas. This role ensures that preventative maintenance programs, regulatory compliance, tenant coordination, and capital projects are executed effectively to support a safe, compliant, and high-quality guest experience.

Location: Los Angeles, CA

Hours:

Develop, implement, and maintain Standard Operating Procedures (SOPs) for preventative maintenance programs across all facilities.

Oversee and ensure proper documentation, record management, and timely sharing of maintenance records with the Airport Authority, including tenant-related documentation.

Ensure landlord-controlled common areas are maintained in optimal condition at all times.

Manage and resolve day-to-day facility issues, including coordination with internal teams, tenants, and Airport Authority departments (e.g., plumbing, maintenance).

Identify the root causes of facility issues and ensure timely resolution with appropriate follow-through.

Compliance & Regulatory Oversight

Support and enforce adherence to all applicable codes and regulations, including but not limited to:

LADBS (Los Angeles Department of Building and Safety)

Health Department requirements

Fire Life Safety (FLS)

ABC regulations (as applicable to facility operations)

Airport Police Department (APD)

Monitor tenant compliance within leased spaces and coordinate corrective actions as needed.

Tenant & Stakeholder Coordination

Serve as the primary liaison for tenant facility-related matters, including store upgrades, refurbishments, and repair activities.

Maintain strong communication with tenants and Airport Authority to ensure alignment, transparency, and timely updates on issues, escalations, and impacts to operations or guest experience.

Track and respond to fire alarm events within tenant spaces, ensuring proper documentation, investigation, and reporting to Airport Authority and stakeholders.

Project & Capital Management

Owns capital planning and budgeting activities in partnership with management.

Lead and coordinate facility-related projects from initiation through completion, ensuring delivery on scope, budget, and timeline.

Assist in queue planning and prioritization of maintenance and project work.

Vendor & Contract Management

Manage third-party vendors and service providers to ensure performance meets contractual obligations and service standards.

Oversee contract lifecycle, including RFP development, bid evaluation, negotiation, and ongoing compliance.

Ensure vendor adherence to safety, operational, and regulatory requirements.

Continuous Improvement

Identify and implement opportunities to improve facility operations, processes, and service delivery.

Drive initiatives that enhance efficiency, reduce downtime, and improve the overall customer experience.

Preferred bachelor’s degree in Facilities Management, Engineering, Business Administration, or related field (5 years’ experience).

5+ years of progressive facilities management experience, preferably in airport, concession / hospitality, or high-traffic environments.

Strong knowledge of building systems, preventative maintenance practices, and regulatory compliance requirements.

Experience managing vendors, contracts, and capital projects.

Proven ability to manage multiple priorities and respond effectively in a fast-paced environment.

Excellent communication, problem-solving, and stakeholder management skills.
