Facility Maintenance Technician - Chapel Oaks (Irondequoit Campus)

St. Ann’s Community is currently looking for a dedicated full and part time Maintenance Mechanic for the independent living facility Chapel Oaks located on the Irondequoit Campus. In position is responsible for the inspection and the maintenance/repair of the plant and equipment.

• Checks for daily assignments. If no assignment is written, Mechanic enters where he/she will be working. Regularly updates assignment book at front office to reflect changes of assigned areas.
• Makes preventative maintenance inspections and performs preventative maintenance tasks. Assists in updating preventative maintenance procedures to ensure periodic equipment maintenance needs are met.
• Trouble shoots and makes repairs on most facility equipment. Involves Mechanical Leader when working on complex equipment.
• Performs minor plumbing repairs on sinks & toilets and air-lines and cleans drains as required.
• Paints, plasters, repairs walls.
• Performs repair welding using gas and/or electric tools. Must be able to perform basic brazing with soft solder, silver solder, steel rod, and stainless rod. Must have basic arc welding skills to be able to weld thin gauge material.
• Snow removal of resident vehicles and snow removal and salting of all walkways
• Works on an “on-call” schedule to meet the 24-hour repair needs of the facility.
• Regularly inspects remote storage areas for stock depletion and places orders as needed.
• Responds to all resident service requests in a timely manner and follows up with resident within 24 hours to ensure a satisfactory result
• Drives the St. Ann’s Community Van occasionally for events.
• Responds to emergency calls and assists with providing help.
• Ensures all work orders are satisfactorily closed out and supporting data is entered, also ensuring that all parts used are removed from physical inventory.
Candidate Requirements:
• High School Diploma or GED with 3 years’ experience in maintenance
• Must have a clean and valid NYS Drivers License

Responsible for the inspection and the maintenance/repair of the entire Chapel Oaks facility and equipment.

· Makes preventative maintenance inspections and performs preventative maintenance tasks. Assists in updating preventative maintenance procedures to ensure periodic equipment maintenance needs are met.
· Trouble shoots and makes repairs on most facility equipment. Involves Mechanical Leader when working on complex equipment.
· Performs minor plumbing repairs on sinks & toilets, air-lines and cleans drains as required.
· Paints, plasters, repairs, and installs ceramic tile on walls & floors as required.
· Performs repair welding using gas and/or electric tools. Must be able to perform basic brazing with soft solder, silver solder, steel rod, and stainless rod. Must have basic arc welding skills to be able to weld thin gauge material.
· Works on an “on-call” schedule to meet the 24-hour repair needs of the facility on a rotating schedule with other qualified mechanics (detailed in the Policy & Procedure Manual).
· Keeps work areas neat and clean. Regularly inspects remote storage areas for stock depletion and places orders as needed.
· Performs other duties as assigned.
· Responds to all resident service requests in a timely manner and follows up with resident with in 24 hours to ensure a satisfactory result
· Drives the St. Ann’s Community Van occasionally for appointments and events.
· Responds to emergency calls within Chapel Oaks and assists with providing help.
· Ensures all supporting paperwork for each task performed is complete & accurate. Documentation should reflect time spent (start time, completion time, actual hours); date completed; parts used; comments explaining procedure used to complete task; and any other pertinent information.
· Ensures all work orders are satisfactorily closed out and supporting data is entered, also ensuring that all parts used are removed from physical inventory.
REQUIREMENTS
EDUCATION AND/OR EXPERIENCE REQUIREMENTS: High school diploma or GED with three (3) years experience as a mechanic with demonstrable skills in the various trades.
Must have a clean and valid NYS Drivers License.
LANGUAGE, MATHEMEATICAL SKILL, AND REASONING ABILITY REQUIREMENTS: Ability to read, write, speak, and understand the English language. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community. Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations. Ability to effectively present information to top management, public groups, and/or boards of directors. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
PHYSICAL REQUIREMENTS: While performing the duties of this job, the employee is regularly required to sit; use hands to finger, handle, or feel; and talk or hear. The employee frequently is required to reach with hands and arms. The employee is occasionally required to stand; walk; climb or balance; and stoop, kneel, crouch, or crawl. The employee must frequently lift and/or move up to 20 pounds. Specific vision abilities required by this job include close vision, distance vision, depth perception, and ability to adjust focus.
WORKING CONDITIONS: The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. Employee is occasionally exposed to dust, heat, and odors from solvents, lubricants, paints, and adhesives. SUPERVISORY RELATIONSHIP: Under guidance of manager, assists with training of new staff.

The employee is required to ensure personal safety, monitor work environment and make necessary improvements while ensuring the safety of others to include, adhering to regulations set by OSHA, DOH, and facility regulations, to include fire protection/prevention, smoking regulations, infection control, etc. Tasks involved in this position may involve potential and/or direct exposure to blood, body fluids, infectious diseases, air contaminants, and hazardous chemicals.
Maintain confidentiality of all information related to the organization, residents, participants, family and staff, that may be encountered, either formally or informally, during the normal course of business. This includes medical and treatment records, financial and human resources information

I understand that my employment is at-will and thereby my employment can be terminated at-will either by the facility or myself and that such termination can be made with or without notice. However, in the event that I chose to resign my position, I will give notice a minimum (two week) notice.
