The Facilities Engineer Lead possesses the skills and experience of a validated corporate real estate professional with good engineering knowledge and management skills. You will have a strong emphasis on handling multiple site operations consistent with a diversified portfolio. Ability to interact with Apple business functions & customers at all levels including management reporting.

You will report to Facility Engineering lead and work together with Facility Engineer (Mechanical) to oversee Engineering (Hard Service) aspects of Facilities Operation & Maintenance. You will manage service providers to create and implement maintenance processes and procedures for planned preventative work and reactive works to achieve smooth and innovated operation and maintenance services.

Description

As a Facility Engineer (Electrical), you will report to Facility Engineer lead and be responsible for all operational duties on Engineering perspective within the Complex that are consistent with regional priorities and expected ends/results. The candidate will have extensive experience in a similar role with rich experience of preventative and reactive maintenance services.

• Day to day management of all installed Engineering (Mechanical, Electrical, Plumbing, MEP) systems for the Shanghai R&D Site managed by Places – excludes OEM and Retail.
• Structure and oversee planned and preventative maintenance programs including supply of critical spares to optimise cost to Apple whilst ensuring operations and business continuity.
• Own the financial control on Operation expense including Budget planning, Forecast tracking, regular Opex/Capex review.
• Review building operations, and put for forward operational efficiencies, in an effort to stream line operations and reduce running costs.
• Own and drive key facilities engineering programs including but not limited to a). Asset register setup and management; b). MEP systems Risk Assessment and Auditing; c). MEP Systems Emergency Response Lead and Contingency Planning.
• Own and manage Small Works including planning, scheduling, cost control, deliverable with high quality outcome and well communication with end users.
• Managing from Operation and Engineering perspective to participate and contribute into Site handover, Design review, Testing and commissioning and acceptance, Project handover for all new corporate projects and initiatives managed by Places.
• Oversee Engineering systems to ensure on-going statutory compliance, Environmental accreditations and optimum performance against local and International norms and standards.
• Partner with Apple internal business partners (for instance, Global Energy Team) to develop energy management initiatives/projects and execute as approved.
• Manage equipment life cycle costing and performance evaluation. Drive Value Engineering initiatives and implement solutions accordingly.
• Management of matrixed teams of consultants, contractors and suppliers to deliver the Engineering maintenance scope of work as per agreed performance indicators. This role will involve leading management of all Engineering supplier contracts and performance with other internal resources as required.

Preferred Qualifications

Great engineering experience and facility management on R&D related facilities.

Great organizational, presentation, verbal and written communication skills.

Passionate about customer services and end-user experience.

Proficiency to work with CAD/BIM systems and interpret/review MEP design and construction drawings.

Understanding of Greater China codes and statutory requirements governing Engineering systems.

Minimum Qualifications

Bachelor Degree in Engineering, Facility Management or related field from an accredited institution.

Associates Degree in Electrical Technology or Certificate Program in Facilities Management or Facilities Maintenance with 5+ Years of relevant business experience.

Experience with facility management of R&D Lab, Clean Room and/or Data Centre environment’s preferred.

Experience in setting up and managing Planned Preventative and Reactive Maintenance Schedules.

Experience in managing Small Works (engineering modification works) within a complex facility.

Great Building Engineering knowledge, experience, and management skills.

Self-starter and capable individual contributor.

Great communication and presentation skills – English and Mandarin
