Te Kōwhiringa | The Opportunity
The focus of the Facilities Controller role is to ensure all of the hard maintenance services at the Precinct are delivered in an efficient and effective manner. The health environment requires an experienced individual who is able to plan, organise and prioritise their work in order to meet targets and strict deadlines. The development of effective working relationships with both the Operator and other members of the contract team is essential.
The Facility Controller role is responsible for providing the first line maintenance response to the Precinct, reporting directly to the Maintenance Manager. Support members of the team, especially the Help Desk personnel so that contractual requirements to the Operator are met.
Key Responsibilities:
Deliver prompt and effective maintenance services to ensure facilities are safe, secure, and fit for purpose at all times.
Respond to asset faults and rectifications in a timely manner, accurately recording work in QFM and meeting contractual KPIs.
Ensure all building systems, utilities, and infrastructure operate reliably without risk or disruption to occupants or the environment.
Coordinate contractor access, support site inductions, manage permits, and oversee works to ensure compliance with site standards.
Maintain a strong focus on health and safety, following Downer’s hazard and risk management processes to meet or exceed safety standards.
Support preventative and reactive maintenance, assist with BMS operations and reporting, and work collaboratively within a multi-skilled team.
Roster & Employment Conditions:
The Facility Controller position operates on a rotating roster comprising 12-hour shifts, alternating between day and night shifts on a four-week cycle. The role is governed by the applicable Fair Work Enterprise Agreement, offering five weeks of annual leave in addition to applicable shift penalties.
About you:
Trade qualified (A-Grade Electrician or Certified Plumber) with strong experience in building maintenance environments.
Minimum 5+ years’ post-trade experience, ideally within healthcare, commercial, or industrial facilities.
Proven experience delivering asset maintenance and managing subcontractors
Confident using maintenance systems (e.g. BMS, QFM work management software, Rapid Global contractor management system) and interpreting plans and technical documentation.
Strong understanding of health, safety, and regulatory requirements, including OH&S and relevant codes of practice.
Excellent communication skills, with the ability to build effective relationships with clients, customers, and internal teams.
Strong problem-solving ability, including identifying improvement opportunities and providing sound technical advice.
Reliable, flexible team player with solid computer skills and a commitment to quality, safety, and continuous learning.
