Job Purpose:
The Facilities Technical Executive (M&E) is responsible for supporting the operation, maintenance, and performance monitoring of all Mechanical and Electrical (M&E) systems within the facility. The role involves coordinating preventive and corrective maintenance, liaising with contractors, monitoring utilities performance, provide Facilities Management (FM) administrative support services and ensuring all systems comply with operational and regulatory standards.
Work Scope – Facilities Technical Executive (M&E)
Conduct routine inspections of Mechanical & Electrical (M&E) systems to ensure optimal performance and early identification of potential issues.
Coordinate and supervise preventive and corrective maintenance works with FM contractors.
Ensure all maintenance activities are carried out safely, efficiently, and in compliance with Singapore standards and statutory requirements.
Inspect contractors' daily operations and maintenance activities for all M&E systems, including ACMV, electrical, and building services.
Provide technical support in diagnosing system faults and rectifying equipment malfunctions.
Assist in reviewing technical reports, maintenance records, and equipment performance data.
Monitor energy and utilities consumption and highlight any irregularities or abnormalities for corrective action.
Coordinate with service providers and contractors to ensure timely completion of maintenance and rectification works.
Review and verify service reports, work orders, and job completion checklists.
Ensure contractors comply with safety, environmental, and site regulations during all site activities.
Provide Facilities Management (FM) administrative support services, including the preparation and verification of invoice claims and other administrative matters related to the FM scope of work.
Maintain accurate records of maintenance activities, equipment histories, and service documentation.
Update asset registers, maintenance logs, and calibration records in the CMMS/BMS systems.
Participate in safety briefings, risk assessments, and Permit-to-Work (PTW) processes.
Support and promote safe work practices for both in-house teams and contractors.
Ensure compliance with relevant statutory authorities and regulatory requirements.
Higher Nitec or Diploma in Facilities Management, Building Services Engineering, Mechanical, or Electrical disciplines.
Minimum 3–5 years of relevant experience in M&E or Facilities Management.
Good knowledge of M&E system operations, maintenance procedures, and safety practices.
Familiar with statutory codes, building services standards, and preventive maintenance systems.
Strong analytical, coordination, and communication skills.
Proficient in MS Office, MAXIMO, Computerized Maintenance Management Systems (CMMS), and Building Management Systems (BMS).
