Job Summary The Manager, Facilities leads the development and implementation of the systems and programs required to ensure successful facilities operations across the Ziply Fiber footprint, with a primary focus on maintenance, operational performance, safety and regulatory compliance for critical infrastructure (central offices, data centers, generators and fuel systems). This position requires proven, hands-on facilities leadership: managing a large multi-state portfolio of 500+ properties, a team of Facilities Supervisors and staff with a wide regional footprint, while also functioning as a technical individual contributor. Essential Duties and Responsibilities: The Essential Duties and Responsibilities listed below are a range of duties performed by the employee and not intended to reflect all duties performed. Team Leadership & Portfolio Oversight · Oversee Facilities Supervisors, staff and services provided throughout the large multi-state Ziply Fiber footprint, ensuring consistent operational performance and compliance across all sites. · Provide leadership to Facilities team through coaching, feedback, development goals and performance management. · Engage and understand what team members are working on, with the ability to speak to status across all respective ongoing projects at any time. Facilities Operations, Maintenance and Compliance · Oversee BMS system upgrades and integrity. · Implement and manage Preventive Maintenance programs (Generators, Fuel Tanks, HVAC, etc.) · Maintain state & local permits and licenses for batteries/ generators / fuel tanks, etc. · Responsible for activities and issues related to Facilities, including maintenance of buildings, grounds, HVAC, generators, underground storage tanks, fuel tanks and fuel polishing. · Work with Security team to resolve security issues and monitor alarm logs. · Support and track annual backflow testing. · Support equipment upgrades, including Fire system, BMS, Electrical and Mechanical systems. Projects, Utilities, Vendors and Space Planning · Create work orders, purchase orders and Capital project requests and business justifications. · Manage set-up of new and modification of existing utilities (electrical, fuel, trash, etc.) and enrollment of accounts with third party utility contract management vendor. · Select, onboard, and manage vendors as needed. · Support space planning and internal staffing moves. · Support new market construction efforts, and onboard new sites, equipment, vendors, etc. Policies and Financial Management · Update and Implement policies and procedures related to Facilities responsibilities as needed. · Contribute to the development of capital and expense budgets and managing at or below approved budget levels. Work Schedule and Availability · Must be available to work regular business hours Pacific Standard Time. · Must also be available to work on-call, evenings and weekends as needed. Other Duties · Performs other duties as required to support the business and evolving organization. Required Qualifications: High School Diploma or GED. Minimum of eight (8) years of progressive experience in Facilities Management, including a minimum of three (3) years directly supervising technical staff across multiple sites. Minimum of five (5) years managing a geographically dispersed portfolio of facilities (central offices, huts, cabinets, remote equipment sites) across multiple states. Strong experience in Telecom/Commercial/Industrial building systems to include HVAC, AC Power Distribution, Emergency backup power systems, Fire Detection/Suppression and Automated Building Controls. Demonstrated track record maintaining compliance with all applicable local, state and federal regulations, including building/electrical codes, OSHA, ADA, and environmental (EPA) requirements. Proven experience serving as the primary decision-maker during facility emergencies — conducting root-cause analysis and coordinating vendors/contractors when critical systems fail (e.g., roof, HVAC, generator, fire suppression). Demonstrated experience developing and managing capital and expense budgets, project scopes, cost estimates and schedules for a multi-site facilities portfolio. Must have and maintain a valid driver’s license, auto insurance, and satisfactory driving record. Preferred Qualifications: · Bachelor’s degree in Facilities Management, Engineering, Business Administration or related field. · Experience supporting telecommunications, data center or other mission-critical 24x7 facilities. · Certified Facility Manager (CFM), Facility Management Professional (FMP) or similar industry credential. Knowledge, Skills, and Abilities: Ability to handle multiple activities simultaneously remain flexible and maintain one’s composure in stressful situations. Demonstrated ability to lead, coach and develop a team of facilities professionals across multiple locations. Ability to travel across a multi-state territory to conduct site visits and manage regional staff and vendors. Ability to provide excellent customer service. Must be a self-starter with the ability to work with minimal supervision. Excellent time management skills and ability to prioritize quickly. Strong verbal and written communication, attention to detail and organizational skills. Strong working knowledge of Excel, Word and Visio, along with experience using CMMS/BMS software platforms to manage work orders and preventive maintenance programs. Work Environment Work is performed in an office setting with exposure to computer screens and requires extensive use of a computer, keyboard, mouse, and multi-line telephone system. The work is primarily a modern office setting. At all times, Ziply Fiber must be your primary employer.
