Job Description

Under the direction of the Association Property and Maintenance Director, this position is responsible for providing and overseeing maintenance and repairs for an assigned region/location of YMCA of Southwest Florida. The Maintenance Manager will be responsible for overseeing and completing repairs to electrical, mechanical, and plumbing systems and devices, general maintenance and repairs and the supervision of housekeeping staff and custodial team.

ESSENTIAL FUNCTIONS:

  • Trains and supervises and directs employees within assigned department/location.
  • Negotiates and monitors contracts with outside vendors for execution of maintenance work and oversees the service of contracted workers.
  • Provides solutions, recommendations on needed repair, and conduct and supervise repairs.
  • Ensures operational efficiency of equipment and mechanical systems, thorough timely inspection, and repair.
  • Ensures that YMCA premises and facilities are kept clean and in good condition.
  • Implements workplace safety policies and standards.
  • Conducts preventative maintenance of all properties including but not limited to HVAC equipment, Pressure cleaning, and cleaning exhaust fan.
  • Manages severe weather preparation planning for assigned location(s).
  • Transports, relocates, or disposes of office equipment and furniture.
  • Orders maintenance and replacement parts as needed.
  • Reviews center manager facility checklist and address concerns accordingly.
  • Meets with supervisor on a weekly basis to go over open request for repair and special projects.
  • Ability to carry out the minor remodeling, renovation and maintenance of buildings and facilities. i.e.: Storage rooms, Closets, basic cabinetry, drywall repair and finishing.
  • Ensures all vehicles preventive maintenance is done timely.
  • Other duties as assigned and modified at manager’s discretion.

Requirements

QUALIFICATIONS:

  • High school diploma, GED or equivalent.
  • Experience in construction, maintenance, and all facets of facility operation
  • Specialized Knowledge of:
  • Construction i.e.: Framing, drywall, flooring, finishing, roofing, locksmith task etc.
  • Plumbing (General working knowledge of all aspects of plumbing issues in a corporate building.) i.e., sinks, Faucet, toilet, etc.
  • Electrical i.e., Ballast repairs, maintain on building lighting system, cable management etc.
  • HVAC
  • Working knowledge of Microsoft office and general computer knowledge.
  • Valid Driver’s License.
  • Three (3) years clean motor vehicle record with annual updates.
  • Excellent communication, interpersonal skills, and organizational skills.
  • Ability to comprehend and interpret instructions.
  • Ability to work with APMD to prioritize maintenance requests.
  • Ability to supervise and direct a small team.
  • Knowledge of building construction processes and procedures, equipment, tools, materials, and their application

CERTIFICATIONS AND TRAINING REQUIREMENTS:

  • CPR and First Aid Certifications required
  • Annual Completion of YMCA Blood Borne Pathogens Training
  • Annual Completion of YMCA Child Sexual Abuse Prevention class
  • Staff Safety Requirements/Cleaning Protocols
  • Additional training classes as recommended by Supervisor.
