Facilities Manager
The Facilities Manager is responsible for ensuring that the physical work environment of TDW is safe, secure, and functional. Responsible for conducting the work or working with vendors for maintenance, repair, and upkeep of buildings, equipment, and grounds, as well as manage the day-to-day operations of the facility.
Key Responsibilities
Primary duties may include, but are not limited to:
o Conducts regular facility inspections to identify maintenance needs, safety hazards, and compliance issues, and takes appropriate corrective actions.
o Ensures HSE guidelines and lock-out/tag-out procedures are followed while performing maintenance and repair of equipment and facilities.
o On-time closure of HSE CAPA’s.
o Conducts the work for maintenance of facility’s HVAC, plumbing, lighting, and other utility systems. Coordinates with vendors when more specialized knowledge and certification is required.
o Manages exterior site maintenance including, but not limited to, quoting, purchasing, and maintaining equipment/services for parking lots, snow plowing, lawn care and groundskeeping.
o Manages vendor relationships and oversees service level agreements (SLAs) for facility-related services. Ensures that work is completed safely, timely and in accordance with building codes.
o Oversees preventative maintenance of equipment and tools, including monthly inspections and is responsible for record keeping for preventative maintenance, inspections and calibration of equipment.
o Participates in developing annual budget proposals and capital outlay requirements.
o Acts as liaison to public utility, environmental, and energy agencies.
o Ensures building security and proper maintenance of security equipment and systems.
o Monitors construction and installation progress to ensure compliance with established specifications.
o In conjunction with Site Lead, coordinates building space allocation, layout, and communication services.
o Establishes and communicates site wide best practices for energy usage and environmental sustainability initiatives, such as implementing energy-efficient measures, waste reduction programs, and recycling initiatives.
o Ensures facility follows 5S principles and maintains a clean, organized environment.
o Continuously improves the preventative and corrective maintenance plans with feedback from the floor and management.
o Participates in the continuous improvement activities.
o Communicates facility changes, updates, and modifications to relevant stakeholders in a timely manner, ensuring effective communication channels are established and maintained.
Experience
o Facility management in a manufacturing or property management environment 10+ years.
o Preferred basic certifications for plumbing, electrical, HVAC and construction and at least one advanced certification for one of the above.
o Forklift/Scissor Lift/Crane Operations certified.
Knowledge, Skills, and Abilities
o General hand and power tool knowledge and experience.
o Knowledge of plumbing, electrical, HVAC, and other building systems 5-10 years.
o Mechanical skills required.
o Communication skills required.
o Time management skills required.
o Project Management skills required.
o MS Office Suite.
o Ability to effectively develop and implement change.
