Job Description

PURPOSE:

The Facilities Manager is responsible for overseeing the maintenance, safety, and overall functionality of the organization’s buildings, infrastructure, and Manufacturing Equipment as well as the Production Maintenance and Machine Shop Departments. This role ensures that continuous manufacturing operations are uninterrupted by ensuring all maintenance departments operate efficiently, comply with regulations, and provide a safe and productive environment for employees and visitors. Additionally, the Facilities Manager provides critical support to transformation and modernization of both Facilities and Capital Equipment.

DUTIES/RESPONSIBILITIES:

  • Support locations both locally and nationally by onsite visits, evaluations, project management, facility improvements, and as a resource to those facilities’ middle and upper management.
  • Develop, present, and maintain expenses, CAPEX, and Utility Budgets for yearly costing.
  • Manage Production maintenance, Facility Maintenance, and Machine Shop personnel.
  • Evaluate possible future properties for viability as acquisitions.
  • Participate in the bidding and procurement of utilities (i.e. natural gas, electricity, oil etc.)
  • Determine schedules, sequences, and assignments for work activities, based on work priority, quantity of equipment, and skill of personnel.
  • Monitor employees' work levels and review work performance.
  • Monitor tool and part inventories and the condition and maintenance of shops to ensure adequate working conditions.
  • Recommend or initiate personnel actions, such as hires, promotions, transfers, and corrective measures.
  • Compile operational and personnel records, such as time and production records, inventory data, repair and maintenance statistics, and test results.
  • Develop, implement, and evaluate maintenance policies and procedures.
  • Counsel employees about work-related issues and assist employees to correct job-skill deficiencies.
  • Examine objects, systems, or facilities, and analyze information to determine needed installations, services, or repairs.
  • Conduct or arrange for worker training in safety, repair, and maintenance techniques, operational procedures, or equipment use.
  • Schedule flexibility to support critical deadlines may be required.

Requirements

EDUCATION AND/OR PROFESSIONAL LICENSE(s):

Four-year Mechanical Engineering or related degree preferred, Two-year degree from Technical/Trade School or equivalent combination of education and experience required.

EXPERIENCE:

Minimum five (5) years’ management experience in a maintenance/facility environment, preferably in automated manufacturing lines, as well as experience in the following areas:

  • Managing the maintenance program for integrated and automated manufacturing systems as well as facility requirements to support the systems.
  • Managing the inspection of equipment, structures, or material to anticipate or identify the cause of errors or other problems or defects.
  • Resolving conflicts and negotiating with others.
  • Management of the team — Motivating, developing, and directing people as they work, identifying the best people for the job.
  • Monitoring — Monitoring/assessing performance to make improvements or take corrective action.
  • Critical Thinking — Using logic and reasoning to identify root causes and the strengths and weaknesses of alternative solutions, conclusions, or approaches to problems.
  • Time Management — Managing one's own time and the time of others.
  • Assure high quality standards for internal and external workforce.
  • Ability to coordinate the work and activities of others — Getting members of a group to work together to accomplish tasks.

KNOWLEDGE, SKILLS AND ABILITIES:

  • Making decisions and solving problems — Analyzing information and evaluating results to choose the best solution and solve problems.
  • Coaching and developing others — Identifying the developmental needs of others and coaching, mentoring, or otherwise helping others to improve their knowledge or skills.
  • Scheduling work and activities — scheduling events, programs, and activities, as well as the work of others.
  • Administration & Management — Knowledge of business and management principles involved in strategic planning, resource allocation, human resources, leadership technique, production methods, coordination of people and resources.
  • Mechanical — Knowledge of machines, automated systems, and tools, including their designs, uses, repair, and maintenance.
  • Electrical - Knowledge of electrical power distribution systems and required system maintenance/repairs.
  • Process Air – Knowledge of compressed air systems, distribution, and required maintenance and repairs.
  • Steam – Knowledge of steam systems, boilers, deaerators, condensate systems, and required maintenance and repairs.
  • HVAC – Knowledge of HVAC systems, air handlers, packaged unit, chillers, chilled water distribution, and the required maintenance and repairs.
  • Building Management Systems (BMS) – Knowledge of BMS operation, control schemes, histories, graphing etc.
  • Customer and Personal Service — Knowledge of principles and processes for providing customer and personal services, including customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction.
  • Engineering & Technology — Knowledge of practical application of engineering science and technology. This includes applying principles, techniques, procedures, and equipment to the design and production of various goods and services.
  • Knowledge of CMMS (Computerized Maintenance Management Systems) for the creation of work orders, asset management, asset history, PM scheduling, etc.
  • Knowledge of CAD.

POSITION SUPERVISES:

Internal: Administrative support, Design/CAD support, Project Management personnel, Production and Facilities Technicians.

External: Outside vendors and contractors.

CONTACT WITH OTHERS:

Internal: Communicating and coordinating with Managers, Supervisors, Peers, or Subordinates — providing information to supervisors, co-workers, and subordinates by telephone, in written form, e-mail, or in person.

External: Regulatory Agencies, contractors, suppliers, vendors, similar facility-related contacts.

PHYSICAL/MENTAL/COMMUNICATION REQUIREMENTS:

Employee is occasionally required to stand; walk; sit; use hands to handle, or feel objects, tools, or controls; reach with hands and arms; climb; balance; stoop, kneel, crouch, or crawl; talk or hear; and taste or smell. The employee may lift and/or move up to 50 lbs. Specific vision abilities required by the job may include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. The individual must have a high level of comprehension, and a high level of general, verbal, written, and numerical intelligence.

WORK ENVIRONMENT:

Works majority of the day in a climate-controlled environment, with the exception of or otherwise specified, performing work in the warehouse or manufacturing areas which are subject to changes in temperature and/or noise.

Gentex’s Carbondale facility is located in Northeastern Pennsylvania in Lackawanna County. Carbondale, PA is about twenty miles north of Scranton, PA, 50 miles south of Binghamton, NY, and about 125 miles from New York City and Philadelphia. The area hosts numerous nearby state parks, nature preserves and local colleges and universities, including The University of Scranton and Marywood University.
