Facilities Manager 과차장급 (동탄 근무)

Overall Management of Assigned Property or Portfolio

  • Oversee day-to-day facility operations ensuring optimal building performance and functionality
  • Coordinate all building systems (HVAC, electrical, plumbing, fire/life safety, security)
  • Manage soft services including janitorial, landscaping, and security
  • Conduct regular facility inspections and monitor KPIs and SLAs
  • Serve as primary escalation point for facility issues and emergencies
  • Maintain facility documentation including drawings, manuals, and maintenance records


Client Relationship Management and Service Delivery

  • Serve as primary client contact and trusted advisor for facility matters
  • Conduct regular client meetings to review performance and address concerns
  • Respond promptly to client inquiries with professionalism
  • Present performance reports and analytics demonstrating value delivery
  • Proactively identify issues before they impact operations
  • Build strong relationships with stakeholders at all organizational levels


Budget Management and Financial Reporting

  • Develop and manage annual operating budgets covering all facility costs
  • Monitor monthly financial performance and explain variances
  • Implement cost control measures while maintaining service quality
  • Process and approve invoices, purchase orders, and expenses within authorization limits
  • Prepare monthly/quarterly financial reports for clients and leadership
  • Conduct cost-benefit analyses for major initiatives and recommend solutions


Vendor and Contractor Management

  • Source, evaluate, and select qualified vendors through competitive processes
  • Negotiate contracts ensuring favorable terms and clear performance expectations
  • Monitor vendor performance against quality, timeliness, and cost standards
  • Oversee vendor work through inspections and compliance verification
  • Ensure vendors maintain required insurance, licenses, and certifications
  • Manage vendor relationships through regular communication and issue resolution


Team Leadership and Staff Supervision

  • Recruit, hire, and onboard facility staff with appropriate skills and qualifications
  • Provide clear direction, expectations, and accountability for direct reports
  • Conduct performance evaluations and provide coaching for development
  • Establish work schedules and coverage plans ensuring adequate staffing
  • Address performance issues promptly through appropriate channels
  • Foster collaborative team environment and promote safety culture


Strategic Planning and Operational Excellence

  • Develop facility strategies aligned with client business objectives
  • Conduct facility condition assessments and create capital improvement plans
  • Implement preventive maintenance programs optimizing equipment reliability
  • Drive continuous improvement initiatives to enhance operational efficiency
  • Benchmark performance against industry standards
  • Lead sustainability initiatives reducing environmental impact


Health, Safety, and Compliance Oversight

  • Ensure compliance with OSHA, building codes, fire codes, and environmental regulations
  • Implement comprehensive health and safety programs protecting all occupants
  • Conduct regular safety inspections and implement corrective actions
  • Oversee fire/life safety systems and coordinate emergency drills
  • Investigate incidents and implement preventive measures
  • Manage indoor air quality, hazardous materials, and environmental concerns
  • Maintain emergency preparedness and business continuity plans


Capital Project Coordination

  • Identify capital improvement needs and develop project scopes and budgets
  • Prepare business cases supporting capital investment requests
  • Manage project procurement and oversee execution monitoring schedule, budget, and quality
  • Coordinate with stakeholders, design teams, and contractors throughout project lifecycle
  • Ensure proper permitting, inspections, and regulatory compliance
  • Manage project closeout including documentation, warranties, and training
  • Track capital expenditures and report variances

Job Requirements

  • Work Scope includes to support and travel to multiple remote offices.
  • 3 to 5 years of experience in FM field
  • Good Writing & Speaking skill in English
  • Working experience in the semiconductor/hospitality industry is preferred (not mandatory)
  • MS Office Skill and Capabilities are preferred
