1. 客户关系与主接口管理

• 作为JLL驻场爱马仕北京三里屯门店的 主要对接人，现场负责与店铺运营团队、零售运营及相关管理部门的日常沟通与协同工作。
• 理解爱马仕相关要求/标准、运营节奏（如新品发布、节假日高峰）及空间使用需求，提前协调资源保障服务无缝支持。
• 主动管理客户期望，及时响应并闭环处理各类服务请求或投诉，维护长期信任关系。
• 确保客户需求准确传达并落实执行。

2. 现场服务管理责任

• 管理现场多烦供应商及下属，对保洁、保安、工程运维等现场各服务模块承担最终交付责任，确保服务品质符合合同的要求。
• 通过日常管理，负责KPI的达成，包括但不限于：客户满意度、清洁满意度、安保响应时效、设备完好率、工单闭环率等。

3. 团队人员管理

• 领导并赋能现场FM团队（含自有及外包人员），建立高绩效、高敬业度的服务文化。
• 负责项目人员培训、绩效评估、激励及职业发展路径规划，尤其强化客户服务意识与专业技能。
• 通过标准化作业、情景演练和标杆学习，持续提升一线员工品牌契合度。

4. 财务管理

• 负责项目月度账单、在有必要时提供项目年度OPEX（运营支出）与CAPEX（资本性支出）预算，确保成本透明、合规性
• 按需提供项目短中期项目，如门店翻新配合、节能改造、安防系统升级等，确保项目按时、按质、按预算交付。

5. 流程标准化与合规管理

• JLL职能部门（如运营、EHS、采购、商务、人事）开发适用于爱马仕场景的定制化FM流程（SOP），项目经理能完全理解并能按要求运用到实际工作中。
• 协助JLL内部审核与整改，为提升项目管理工作做好充分准备。

6. 绩效报告与持续改进

• 按仲量联行月度报告模版，负责向客户提交月度报告，内容涵盖KPI达成、事件回顾、改进举措及下阶段计划。
• 运用日常工单记录、巡检记录，分析预判风险，推动预防性管理。
• 建立服务回顾机制，将客户反馈转化为具体行动项并跟踪闭环。

7. 行为标准

• 以“客户满意”的服务体验为目标，持续提升客户满意度评分。
• 关注一线员工工作状态，降低流失率，提升服务稳定性。
• 当面临新环境或问题时，能识别出可能的解决方案以及可能的困难，并在必要的情况下与主管/经理/JLL职能部门专家分享，寻求他/她对这一问题的解决办法。
• 严格执行事件上报与升级流程
• 遵守JLL业务行为准则及临时工作安排
