Under the direction of the Facilities Mainenance Manager, the Maintenance Technician is responsible for the inspection, preventative maintenance, and repair for CCS buildings in the Southwest Region. They are to independently perform duties related to plumbing, electrical, carpentry, and HVAC, maintaining service logs, inventory, and building records as required to maintain the upkeep and safety of CCS buildings as assigned.

Catholic Community Services Southwest Region serves 13 counties spanning the southwest region of Washington State, from the Olympic Peninsula down to Vancouver. This position’s primary responsibility is in Tacoma at the Tahoma Center campus, which includes the main administrative building of Southwest Catholic Community Services (i.e. the Tahoma Center) and Nativity House Shelter. This position will work with a local team to maintain the cleanliness, safety, and good-working order of equipment and buildings located on this campus and in the surrounding parking lots. This position may also be regularly assigned to tasks at other buildings located in Pierce County and sometimes travel to sites outside Pierce County.

Responsibilities

MAJOR DUTIES AND RESPONSIBILITIES:

Building and Grounds Maintenance

Employee accomplishes this responsibility by completing the following tasks:

  • Maintain assigned buildings and grounds in accordance with CCS policies and procedures, safety regulations, and codes.
  • Complete regular (i.e. monthly, quarterly, etc.) inspections of building systems including interiors, exteriors, roofs, HVAC, electrical, fire suppression, elevator, lighting, and plumbing. Regularly perform informal inspections for any immediately needed maintenance or repairs.
  • Perform preventative maintenance of all building aspects and systems (see above) as required (e.g. replace batteries in detectors, clean filters, etc.). Coordinate with and be present for service vendors responsible for maintaining specialized systems like HVAC and fire suppression as needed.
  • Perform minor repairs on buildings and building systems including plumbing, electrical, carpentry, HVAC, lighting, and painting to maintain safe, clean, and orderly work areas. Maintain safe work area while completing repairs.
  • General painting and repair of interior and exterior buildings.
  • Inspect, maintain, and repair program equipment and appliances as needed.
  • Keep all grounds free of debris including trash or recycling areas. Maintain any parking lots including signs and striping.
  • Day-to-Day Maintenance and Office Moves

    Employee accomplishes this responsibility by completing the following tasks:

  • Follow the work order system of the CCS facilities team, coordinating with other maintenance staff and leadership to prioritize and assign tasks.
  • Within the electronic work order system, maintain records of assessments, repairs, and completion of tasks.
  • Coordinate purchase of supplies with appropriate Managers.
  • Coordinating with Managers and other facilities staff to move and rearrange furniture and equipment. Repair and paint spaces as needed.
  • Record Keeping and Inventory

    Employee accomplishes this responsibility by completing the following tasks:

  • Keep facilities equipment in good repair and maintain an orderly inventory of maintenance equipment and shop tools.
  • Maintain records of maintenance and repairs on equipment and buildings in CCS facilities work order system.
  • Complete quarterly safety committee reports at various sites to assess potential safety risks, identify mitigations, and keep records of completed work.
  • Provide regular reports of projects’ progress to the Program Manager and Facilities Maintenance Manager. Attend regular meetings as scheduled by Facilities Maintenance Manager.
  • Work with Outside Vendors and Entities

    Employee accomplishes this responsibility by completing the following tasks:

  • At the direction of the Program Manager or Facilities Maintenance Manager, attend necessary inspections involving facilities maintenance, representing the values and interests of CCS professionally.
  • At the director of the Program Manager or Facilities Maintenance Manager, work with vendors to gather bids for maintenance and repairs, presenting information to the Managers for determination of next steps.
  • Miscellaneous and Site-Specific Responsibilities

    Employee accomplishes this responsibility by completing the following tasks:

  • Routinely educating program staff on the proper use and maintenance of equipment.
  • Leading and working with volunteers.

  • Qualifications

    MINIMUM QUALIFICATIONS

  • High School Graduate or GED.
  • Experience in basic facility repairs, related to carpentry, electrical, plumbing, and painting.
  • Must be capable of lifting 40 pounds.
  • Must be capable of operating janitorial equipment, shop, and power tools.
  • Must have reliable transportation, Valid driver’s license and insurance, and acceptable driving record upon hire and annually thereafter.
  • Ability to develop and maintain records of service.
  • Ability to relate to a wide range of socio-economic, racial, and cultural backgrounds.
