The Facilities Department is responsible for repairs, maintenance, and modifications to the site, building, and production supports systems (e.g. HVAC, electricity, compressed air, plumbing, etc.). To perform the tasks related to these responsibilities, Bendix utilizes a mixture of contractors and in-house labor. The in-house labor, being the Facilities Department Technician (technician) will usually be assigned tasks via the computerized maintenance management system (CMMS), then complete the assigned tasks, either solo, part of a team, and or by working with a designated contractor.

Upon assignment of a repair, the technician will investigate and perform a root cause analysis, then work to make immediate repairs, as well as develop and communicate countermeasures that will prevent the failure in the future. If parts are needed, the technician will either utilize the onsite spare parts inventory, or research to determine what resource outside of Bendix has the necessary materials. The technician will communicate with the appropriate parties to schedule the work, go about the activities to complete the work, then complete the necessary Return to Service documents, and document all the labor, parts, and materials in the CMMS with closure of the work order.

Upon assignment of preventive maintenance activities, the technician will review the job plan, gather the indicated tools, and materials, adhere to the indicated safety plan then complete the indicated tasks to the best of his ability. Upon completion of the PM activities, the technician is expected to test the machine or system, replace all panels and applicable fasteners, clean up the work area, return tools and unused materials to appropriate locations, and document all the labor and materials used in the CMMS.

When assigned a modification, the technician could be expected to work with the designer to prepare for the modification in a variety of ways. Either by assisting with data gathering, selection of parts and materials, layout of piping and components, planning or scheduling of the work, or other assignments as necessary.

As the Bendix culture supports continuous improvement, the technician is expected to look for, and report, recommendations for the improvement of job plans, spare parts inventory, tools used, communication methods, planning, etc. The technician may be asked to analyze failure frequency, or failure modes, or other available information necessary to determine an improvement to one of the areas of responsibility.

ESSENTIAL DUTIES:

Use the CMMS to receive work assignments, look up parts, materials, and tools in advance of the actual work.

Use the CMMS to record readings, conditions found, time, date, and other triggers for maintenance activity

Use the CMMS to document activity information, to capture labor information, and to close out the assignment.

Utilize checklists to perform Autonomous Maintenance walks on the Facilities Department areas of responsibility, and report anomalies found.

Provide and utilize basic hand tools to complete the assigned repairs, maintenance, and modifications

Keep tool boxes, storage cabinets, work areas, machines, and systems clean, clear of trash, and well organized (i.e. 5S)

Perform repairs, maintenance, and modifications in safe, efficient, and high-quality manner with little or minimal disruption to operations

Perform root cause analysis of failures to determine necessary repairs and countermeasures

Complete required trainings and on schedule

Participate in meetings related to the department and training

QUALIFICATIONS:

Possess and provide basic hand tools, chest, box, and or bag, needed to perform the work, large and common tools will be provided by Bendix

Must be able to fluently communicate in English, with writing, reading, and speaking

Must be able to perform basic math and arithmetic functions

Must hold a diploma from an accredited high school, or an approved equivalent (e.g. GED); prefer candidate to have successfully completed some type of technical degree (e.g. engineering, physics, mathematics, etc.)

Understands and can teach the refrigeration cycle

Possess a current license, preferably Universal level, to procure and handle chlorinated fluorocarbon refrigerants

Must be able to read and understand wiring schematics and diagrams

Experienced in an industrial facilities maintenance role, incorporating HVAC, pneumatics, hydraulics, electrical, and controls.

Knowledgeable of a computerized maintenance management system of some variety, preferably SAP-Plant Maintenance Module.

Able to search and utilize the internet as a resource for maintenance needs.

Basic knowledge of Microsoft Excel, or some other spreadsheet software

Basic knowledge of Microsoft Outlook, or some other email software

Knowledgeable of, and experience with, root cause analysis tools, such as 5 Whys,

A self-starter, with high quality and performance values.

Willing and able to work on all assignments from restroom to roof

PHYSICAL REQUIREMENTS:

Able to perform physical activities such as walking, kneeling, squatting, lifting, pushing and pulling for extended periods

Able to carry tools, parts, refrigerant etc.

Able to work atop roof, ladders, and lifts

Able to operate various types of powered industrial trucks and personnel lifts

Able to discern colors
