Summary

The Facilities Maintenance Manager leads and develops staff responsible for coordinating maintenance and repair activities to ensure the efficient operation of County-owned and leased facilities. This position supervises Facility Maintenance Supervisors, ensuring all work is completed safely, efficiently, and in compliance with established standards and procedures. The role requires expertise in large, commercial building systems, code compliance, safety regulations, capital planning, budgeting, and leadership, with a strong focus on staff development and operational efficiency.

Examples of duties

The Facilities Maintenance Manager is responsible for overseeing maintenance, operations, and capital planning across various County facilities. The primary objective is to provide leadership to a diverse team ensuring efficient operations, safety, and upkeep of these facilities. Key responsibilities include:

Supervision, Team Management, and Staff Development:

Effectively lead a team of supervisors by assigning tasks, setting priorities, and monitoring progress; delegate tasks to maximize efficiency; conduct performance evaluations, provide feedback, and identify staff training and development opportunities; foster a collaborative work environment focused on teamwork, accountability, and continuous improvement; and ensure compliance with relevant policies, procedures, and regulations.

Building Maintenance and Repairs:

Oversee maintenance supervisors to ensure timely maintenance and repairs; implement preventive maintenance plans to reduce downtime and enhance efficiency; ensure effective utilization of the Computerized Maintenance Management System (CMMS) to track work orders, schedule maintenance, and manage assets; identify opportunities to streamline operations and reduce costs; coordinate with contractors and vendors for outsourced maintenance projects.

Safety and Compliance:

Enforce safety protocols and building codes while ensuring compliance with relevant regulations; conduct inspections to identify and address hazards; stay updated on industry best practices and implement safety training programs to promote awareness and reduce workplace incidents.

Budgeting and Resource Management:

Utilize the County’s financial system to assist in budget development and monitoring of maintenance expenditures; process invoices, obtain purchase orders, and manage financial records; identify cost-saving opportunities while maintaining quality and safety; evaluate maintenance needs, recommend purchases, and manage inventory.

Planning and Capital Improvement

Develop and execute short- and long-term maintenance plans; identify and coordinate capital replacements to maintain facility sustainability and efficiency; assist in the County’s five-year capital improvement plan; collaborate with external departments and stakeholders to align maintenance and capital priorities; monitor industry trends and recommend facility upgrades.

Qualifications

Bachelor’s degree in a relevant field and seven (7) years of related experience, with at least three (3) years of management experience; OR alternative, equivalent evidence of the minimum class requirements.
