Job DetailsJob Location: Conner Prairie Museum - Fishers, IN 46038Position Type: Full TimeJob Category: FacilitiesPrincipal Function: The Maintenance Manager is responsible for helping in the management of day-to-day operations within the Facilities Department overseeing plumbing, HVAC, carpentry and electrical repair throughout both modern and historic buildings on the property.
Essential Duties and Responsibilities: Duties include, but are not limited to:
Manages, coaches and develops a high performing maintenance team that meets agreed objectives and delivers best practice results.
Hires and schedules staff to cover the maintenance-related needs of the organization.
Coordinates the FMX software program; scheduling, assigning, and assisting with maintenance work orders, as well as follow-up and resolution of any issues.
Administers the preventative maintenance program by scheduling all CP buildings and equipment, including HVAC, for routine PM Service work, keeping the program up-to-date for accurate reporting.
Sets department objectives/KPIs with Director of Facilities, reviewing and assessing ongoing performance of direct reports.
Works collaboratively and engages with key stakeholders to facilitate delivery and compliance with the facilities maintenance strategy.
Provide advice and support to the Associate VP of Facilities for all maintenance, safety concerns and needs.
Collaborates with all departmental managers to ensure facility assignments and needs across assignment areas are accomplished efficiently and timely.
Develops and implements cost reduction initiatives where practical.
Provides assistance and support with all site safety programs.
Oversee all building seasonal functions providing preparation for shut down or start up.
Complies with the Occupational Safety and Health Administration’s rules and regulations (OSHA).
Supervisory Responsibilities:  Supervises the Facilities Maintenance Technicians. Employee carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; scheduling and approving time worked; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
Education and/or Experience: High school diploma or general education degree (GED) is required; Bachelor's degree (B.A./B.S.) in facilities management, building construction, or other related field is desired; or five years related experience and/or training; or equivalent combination of education and experience. Previous facilities management experience is required. Previous supervisory experience is desired. Previous experience working in the museum and/or entertainment park industry is desired.
Other Skills and Abilities: The following skills and abilities are either required or desired.
Computer software skills required include: Microsoft Outlook, Word, Excel, PowerPoint, and Energy Management Systems.
A working knowledge of OSHA rules and regulations is required.
The ability to read construction drawings is required.
The ability to read and understand vendor contracts and agreements is required.
A working knowledge of preventative maintenance programs is required.
A working knowledge of online work order systems is required.
A working knowledge of janitorial supplies, purchasing, and inventory is required.
The ability to operate a computer, printer, copy machine, scanner, fax machine, and other office equipment is required.
The ability to speak, read and write in English is required. Spanish is desired.

While the offices of Conner Prairie are open from 8:00 a.m. to 5:00 p.m., Monday through Friday, this position may require work beyond these hours and on the weekends. This job may require the ability to operate a Conner Prairie vehicle. Thus, a valid driver’s license is required.
