楼宇建筑维护运营工程师（Building Maintenance & Operations Engineer）

• What your day-to-day will look like:

  • 负责生产园区及办公区域各类楼宇（办公楼、厂房、附属设施等）的全生命周期运维管理，开展系统性建筑状况评估与专业分析；

  • 主导并执行建筑漏雨问题的诊断、定位与综合治理，包括屋面、外墙、窗框、伸缩缝等部位的渗漏检测、防水层修复及长期防漏方案制定；

  • 制定并实施楼宇常规巡检计划，运用专业工具（如红外热成像仪等）对建筑结构、围护系统及关键节点进行定期检查与状态评估；

  • 负责电梯系统的日常监管与协调维保工作，包括监督第三方维保单位执行半月/季度/年度保养、故障响应时效跟踪、年检合规性管理，并参与电梯升级改造的技术评估；

  • 针对建筑老化现象（如混凝土碳化、钢筋锈蚀、饰面层剥落、地坪沉降等）进行专业研判，制定预防性维护或翻新改造技术方案，延长建筑使用寿命；

  • 参与小型建筑改造、功能优化及节能提升项目，提供土建专业支持，审核施工图纸与技术规范，确保工程符合安全、耐久及使用需求；

  • 建立并维护建筑设施健康档案，记录历次维修、检测数据及材料使用情况，推动数字化运维管理；

  • 协同电气、暖通、消防等专业团队开展跨系统联动检修，确保建筑整体运行可靠性；

  • 确保维修现场、仓储区域及工具设备整洁有序，符合5S管理标准。

• Desired or preferred experience and technical skills:

  • 5年以上大型工业园区、外企生产基地或商业综合体建筑运维经验，具备扎实的土建工程背景和现场实操能力；

  • 精通建筑渗漏成因分析与系统性治理技术，熟悉各类防水材料（如TPO、SBS、聚氨酯、JS涂料等）性能及施工工艺；

  • 具备建筑老化评估能力，了解混凝土结构耐久性、金属构件腐蚀防护及既有建筑加固基本原理；

  • 熟悉电梯系统基本构造、运行逻辑及国家相关法规（如《特种设备安全法》），能有效管理电梯维保质量；

  • 能独立识读建筑、结构施工图及竣工图纸，具备基础BIM或CAD查看能力者优先；

  • 持有登高作业证、焊接与热切割作业证、或建筑防水工等相关特种作业证书者优先；

  • 熟练使用建筑检测仪器及常用电动/手动维修工具，具备设备基础维护常识；

  • 能熟练操作Office办公软件（尤其Excel、Word），可规范编制维修报告、巡检记录及技术建议书；

  • 具备良好的风险预判能力、问题解决能力及跨专业沟通协调能力；

  • 责任心强，能适应突发应急抢修任务，具备高度的安全意识与职业素养。

• Required Skills and Experience:

  • 持有低压电工操作证；

  • 具备外资企业生产园区或高标准工业/研发类建筑的综合维修与运维管理经验；

  • 具备针对漏雨、建筑老化、电梯协同管理等专项问题的专业技术知识与实战案例。
