Supervises and directs subordinates performing work assignments providing cleaning and janitorial services for a variety of buildings and facilities.
Duties and Responsibilities Establishes multiple custodial crew work schedules and determines priorities including preparation of daily worksheets detailing work assignments hours spent materials used justification for overtime and any necessary accounting documentation to prorate costs correctly.
- Manages and inspects custodial work in progress insuring compliance with sequence procedures methods deadlines costs quality and thoroughness of efforts while staying within established payroll and expense budgets. Advises supervisors of work in progress and anticipated delays and causes for these overall work operations cost overruns and problems requiring corrective action.
- Is responsible for the maintenance of adequate supplies and equipment for the custodial department. Initiates procurement of supplies and equipment in accordance with appropriate policies and procedures. Makes periodic inspections of equipment and follows prescribed preventative maintenance program requirements. Insures all equipment repairs and adjustments are made and makes recommendations for the timely replacement of equipment.
- Supervises and directs the activities of leaders and janitors performing a variety of cleaning duties such as sweeping waxing buffing stripping vacuuming of Navy Exchange stores warehouses offices and other facilities at various bases empties garbage dusts furniture and fixtures shampoos rugs cleans air vents disinfects and deodorizes toilet bowls lavatories and urinals cleans water fountains washes walls glass doors and partitions sweeps parking lots and cleans sidewalks and surrounding areas of adjoining buildings.
- Provides adequate staffing for all areas of responsibility ensures that a continuing program of training is accomplished schedules work assigns areas of responsibilities approves leave evaluates the work performance of subordinate personnel consults and coordinates with the personnel office and interested managers on matter related to hiring transfers promotions discipline grievances and terminations.
- Ensures all tools and equipment are properly used and maintained and subordinates follow appropriate OSHA safety and fire regulations and guidelines.
- Carries out all EEO policies and procedures and communicates support of these policies to subordinates.
- Works under the general supervision of the Facility Manager who outline policies and program objectives. Work is performed independently within the framework of program objectives policies and procedures established by NEXCOM and other authority. Technical guidelines are provided by the Facility Manager. Work is reviewed for regular and procedural compliance in terms of overall efficiency in providing custodial maintenance support
GENERAL EXPERIENCE 3 years of experience the provided the applicant with knowledge of general maintenance custodial concepts and practices including proper execution of custodial duties such as waxing buffing stripping vacuuming shampooing rugs cleaning air vents disinfecting and deodorizing lavatories washing walls glass doors and partitions sweeping parking lots and cleaning sidewalks etc.

SUBSTITUTION OF EDUCATION FOR EXPERIENCE 1 year of academic study above the high school level may be substituted for 9 months of experience up to a maximum of a 4 year bachelor s degree for 3 years of general experience.
SPECIALIZED EXPERIENCE 1 year of responsible experience that demonstrated the ability to ensure custodial work is carried out efficiently as required ensure adequate supplies and equipment for the custodial work are available when needed the ability to conduct equipment inspections and follow prescribed preventative maintenance programs ensure equipment repairs and adjustments are made and ability to make recommendations for the timely replacement of equipment etc.
