Job Description

The Facilities and Maintenance Technician III is an advanced maintenance professional responsible for troubleshooting, repairing, and maintaining facility equipment and building systems with minimal supervision. This role serves as the technical expert for complex maintenance activities, supports equipment reliability initiatives, mentors junior technicians, and helps ensure safe, efficient, and compliant facility operations.

Essential Duties and Responsibilities:

  • Performs advanced troubleshooting, preventive maintenance, inspections, and repairs on HVAC, electrical, plumbing, mechanical refrigeration, controls, utilities, and building systems.
  • Diagnoses complex equipment failures using root cause analysis and implements effective corrective actions.
  • Supports critical repairs that impact production, safety, compliance, or facility operations.
  • Escalates equipment issues requiring engineering, vendor, or management support.
  • Troubleshoots electrical systems, motors, pumps, controls, VFDs, refrigeration equipment, air handlers, package units, and mechanical systems.
  • Utilizes diagnostic tools, multimeters, and testing equipment to identify and resolve equipment issues safely.
  • Recommends maintenance improvements that increase equipment reliability and reduce downtime.
  • Follows OSHA requirements, LOTO procedures, PPE standards, and company safety policies.
  • Performs maintenance activities safely while identifying and reporting unsafe conditions.
  • Performs other duties as assigned.

Minimum Qualifications:

  • Minimum of 2-3 years of experience with mechanical responsibilities

Education Requirements:

  • High school diploma or equivalent required
  • Post-secondary trade or vocational school preferred; equivalent experience considered in lieu of formal education preferred

Physical Requirements:

  • Must be able to lift and carry up to 50 pounds.
  • Must be able to safely climb, descend, and work from ladders, including step ladders and extension ladders, as required to access equipment, building systems, rooftops, ceilings, and other elevated work areas.
  • Must be able to safely operate and use common maintenance tools, equipment, and machinery required to perform assigned duties. This may include hand tools, power tools, drills, saws, grinders, electrical testing equipment, material-handling equipment, and other facility maintenance equipment appropriate to the position.
  • The ability to respond quickly to sounds.
  • The ability to move safely over uneven terrain or in confined spaces.
  • The ability to see and respond to dangerous situations.
  • The ability to wear personal protective gear correctly most of the day.
  • The ability to sit or stand for up to 12 hours at a time.
  • The ability to work in bright/hot/humid conditions.
  • The ability to work in low light situations.
  • Lifting, standing, sitting, walking, bending, reaching, push/pull, repetitive use of hands, grasping use of hands, visual activity
  • Exposure to limited hazardous chemicals
