VME Real Estate – EY Parthenon (Strategy and Transactions (SaT)) –Manager

Within SaT, Real Estate (RE) group is part of Valuations, Modeling and Economics sub-service line. Our RE practice provides real estate valuation, analytical services and other business advisory services to developers, builders, investors, lenders and Fortune 500 companies.

With over 500 RE professionals worldwide (~50 in GDS RE), no similarly positioned global professional organization can match breadth of our capabilities or depth of our resources. GDS RE works as a strategic partner to global RE practices, working with them to provide highly efficient and value-added services to meet our clients’ real estate valuation and diligence requirements.

Within EY Parthenon, the Transaction Real Estate team is one of the largest integrated real estate practices in Canada, providing strategy, valuation and transaction services to real estate owners, developers, investors, lenders and users. Our national practice helps address complex and demanding challenges, drawing upon our knowledge, experience and insight to help clients implement their real estate strategy. We offer a diverse service offering that includes the following:

• Strategic Advisory Services
  • We help clients to achieve their potential from development to disposition of assets and all steps in between, including oversight, governance, highest and best use and portfolio rationalization.
• Valuation Advisory Services
  • Our team has been involved with some of the largest and most challenging real estate valuations for the purposes of disposition, purchase price allocation of multi-billion dollar transactions, shareholder disputes, butterfly transactions, litigation and restructuring.
• Transaction Advisory Services
  • We provide an integrated service offering that supports the client through every step of the transaction process from strategy development through to transaction execution and closing.

Your key responsibilities

• As a Manager in our Strategy and Transactions (SaT) Real Estate practice, you will execute on high-impact commercial real estate investment and transaction mandates. You will collaborate with a dynamic national team to deliver strategic insights and drive value for our clients across Canada.
• Work on a variety of real estate engagements with a strong focus on investment analysis, transaction advisory, and capital markets.
• Conduct valuation of commercial real estate assets and portfolios to support investment decisions, due diligence, and transaction structuring.
• Build, review, and maintain complex financial models to assess investment returns, deal feasibility, and capital deployment strategies.
• Advise on real estate investment strategies for both public and private sector clients, including portfolio optimization and asset repositioning.
• Analyze market trends, comparable transactions, and economic indicators to support investment underwriting and deal execution.
• Source, compile, and interpret financial and industry data from databases, public filings, and proprietary sources to support investment theses and transaction rationale.
• Support buy-side and sell-side real estate due diligence, including financial, operational, and market assessments.
• Monitor and interpret Canadian commercial real estate market trends to identify investment opportunities and risks.
• Prepare client-ready presentations and investment memoranda for internal and external stakeholders.
• Contribute to business development efforts, including proposal writing, pitch preparation, and relationship management.

To qualify for the role, you must have

• Master’s in business administration (MBA) specialize in Finance
• 9-10 years of direct work experience in real estate valuation projects; experience in commercial real estate, preferably with a focus on investment, capital markets, or transaction advisory.
• Strong understanding of commercial real estate fundamentals, valuation methodologies, and investment drivers.
• Proven experience in financial modeling, investment analysis, and transaction support.
• Excellent project management skills and ability to manage multiple engagements under tight deadlines.
• Proficiency in Excel, PowerPoint, and financial databases.
• Experience with BIG4 accounting firm would be provided weightage

Ideally, you’ll also have

• Exposure to tools like Tableau, Power BI, Alteryx etc. will be added advantage
