Job Description

As part of Qiddiya City's development pipeline, Qiddiya Investment Company is advancing a major motorsport portfolio expected to be one of the most significant asset groups in the pre-2030 period, including Speed Park Track, Speed Park Buildings, Motorsport Park, Motorsport Experience Centre, Exclusive View Lounge, Iconic Cliff Loop, and Speedplex. With operator selection and business plans now being finalised, the Executive Director - Motorsport Asset Management will play a critical owner-side role in shaping the operating model, protecting long-term value, and positioning the portfolio for successful mobilisation ahead of Formula 1 in 2028.

The motorsport portfolio is expected to be a significant commercial contributor from 2028 onwards. The Executive Director will work across Strategy, Development, Finance, Operational Readiness, Commercial, and external operators to optimise performance, govern operator delivery, and ensure QIC retains control over revenue strategy, brand positioning, event calendar, partnerships, customer experience, and long-term value creation.

Key Responsibilities:

1. Strategic Leadership:
- Lead the owner-side asset management strategy for the motorsport portfolio in alignment with QIC's objectives, pre-opening priorities, and long-term value creation agenda.
- Define strategic objectives, commercial frameworks, and operating principles for experiences, events, venues, and ancillary revenue streams across the portfolio.
- Support operator selection, business plan challenge, and operating model development to ensure QIC retains decision-making authority over key commercial and brand levers.

2. Relationship Management:
- Build and maintain effective relationships with internal stakeholders, third-party operators, advisors, governing bodies, and commercial partners.
- Act as the key owner-side point of contact on operational, commercial, and asset performance matters across the motorsport portfolio.
- Ensure strong collaboration across Development, Strategy, Finance, and Operational Readiness to integrate asset management requirements through design, mobilisation, and pre-opening.

3. Performance Monitoring:

- Oversee operator performance across the motorsport portfolio, ensuring delivery against contractual obligations, KPIs, SLAs, and QIC strategic objectives.

- Establish and monitor performance dashboards covering revenue, profitability, utilisation, event delivery, customer experience, safety, compliance, and readiness milestones.

- Lead regular performance reviews, audits, and corrective action plans to drive continuous improvement and protect long-term value.

4. Financial Oversight:

- Review and challenge operator business plans, budgets, and forecasts to ensure commercial robustness and alignment with owner expectations.

- Drive achievement of financial targets, with a focus on sustainable revenue growth and EBITDA delivery across the portfolio.

- Analyse operating data and financial results to identify upside opportunities, performance risks, and value enhancement initiatives.

- Support reporting and recommendations for executive stakeholders on asset performance, commercial outlook, and investment implications.

5. Customer Experience:

- Champion best-in-class customer experience across motorsport events, attractions, hospitality, premium viewing, and venue journeys.

- Ensure customer experience requirements are embedded into operator mobilisation, design-stage input, and readiness planning.

- Monitor customer satisfaction and guest performance metrics, ensuring experiences are commercially compelling, safe, and brand-consistent.

- Support customer experience standards across permanent attractions and major event periods, including Formula 1 readiness.

6. Commercial, Marketing and Partnerships:

- Work with internal and external stakeholders to optimise revenue, partnerships, sponsorship, branding, and IP monetisation across the motorsport portfolio.

- Shape event calendar strategy and experience mix to maximise visitation, yield, market positioning, and repeat demand.

- Monitor market trends, benchmark competing venues and experiences, and identify strategic growth opportunities.

7. Team Leadership:

- Build and lead a high-performing owner-side motorsport asset management capability aligned with portfolio priorities and mobilisation requirements.

- Coordinate closely with operator teams while avoiding duplication of delivery roles and ensuring QIC capability and institutional knowledge are strengthened over time.

- Mentor team members and foster a high-performance, commercially focused asset management culture.

- Provide owner-side leadership on mobilisation, governance, and escalation of key risks and decisions.

Essential Duties and Responsibilities

- Lead the development and implementation of the Motorsport Asset Management framework for Qiddiya's motorsport assets, including setting, monitoring, and periodically refining strategic, operational, commercial, and financial priorities.

- Revenue growth, EBITDA, operating margin, revenue per visitor, event yield, sponsorship and partnership income, premium hospitality performance, utilization, cash flow, and long-term return on investment.

- Customer experience, customer satisfaction, safety and compliance performance, event readiness, commercial conversion, operator performance, and profitable portfolio growth across the Motorsport assets.

- Develop, implement, and continuously refine Qiddiya Asset Management operating policies, governance standards, and KPI frameworks for the motorsport portfolio.

- Support the negotiation, execution, and ongoing management of operator agreements, service agreements, consultancies, and other commercial arrangements in conjunction with Strategy, Development, Procurement, Legal, and Finance teams.

- Work collaboratively with Development, Operational Readiness, and operator teams to ensure smooth delivery of all pre-opening, mobilization, and integration activities.

- Continually monitor operator performance and portfolio risk across agreed KPIs, with timely, accurate, and decision-useful reporting monthly, quarterly, and annually.

- Develop and implement strategic responses to performance trends to ensure targets are met or exceeded, and escalate material issues, recovery actions, and value enhancement proposals to senior asset management leadership.

- Formulate and recommend short- and long-term strategic asset plans for the Motorsport portfolio, including event programming, experience mix, commercial phasing, and operator evolution.

- Analyze motorsport market trends, fan behavior, customer demand patterns, competitive positioning, and experience economics, and integrate findings into portfolio strategy and business planning.

- Examine and monitor the commercial and operating performance of the Motorsport assets to ensure return on investment is maximised and owner objectives are achieved.

- Work with Finance and relevant business partners to monitor returns, challenge business plans, assess profit-improving initiatives, and support investment decisions across the portfolio.

- Provide input to monthly, quarterly, and annual reporting for executive leadership covering asset performance, risks, readiness, and strategic recommendations for the Motorsport portfolio.

- Engage and collaborate with other asset management verticals and corporate functions to optimise the overall Qiddiya customer journey, event integration, mobility, security, commercial packaging, and destination performance.

- Other tasks as required, assigned with clear deliverables, and deadlines agreed with the line manager

Requirements

Bachelor's degree in business, finance, real estate, sport management, hospitality, or a related discipline.

Strong experience in motorsport, venues, entertainment, leisure, or major event asset management and operations.

Experience in pre-opening, operator mobilisation, business planning, and owner-side governance of complex destination assets.

Relevant professional certifications or memberships in asset management, project management, finance, hospitality, or motorsport-related disciplines are preferred.

10+ years of relevant experience in asset management, venue operations, motorsport, entertainment, leisure, or related sectors.

5+ years in a leadership role with accountability for commercial performance, operator oversight, or major asset delivery.

Experience in the GCC or wider MENA region preferred, with demonstrated ability to operate in complex, high-growth development environments.
