Job
Summary: The Maintenance Specialist provides support to the maintenance team in the general maintenance requests and safety of the facilities.
Essential Duties and Responsibilities:
Maintenance
Goal: Maintain Mercy House properties to the highest standards ensuring maintenance tasks are completed accurately, timely and to safety code standards. Essential duties include, but are not limited to:
- Work with Supervisor to create and implement preventative maintenance
- Complete general inspections to assess and maintain internal/external systems that may include fire protection/sprinkler systems, smoke/carbon monoxide detectors, fire extinguishers, stairways, major appliances, lighting, landscaping/tree trimming, roofing/gutters, backflow, and drainage processes
- Assist with the bidding process, selection and oversight of subcontractors or perform work normally assigned to a subcontractor based on the skill set of employees
- Complete assigned maintenance tasks which may include purchasing needed supplies, electrical/plumbing/ carpentry/ drywall/HVAC repairs, painting/graffiti removal, appliance repair/installation, unit turnovers, roofing repair needs and/or removing debris on roof; grounds work/landscaping
- Close out work order requests and update information in work order log as completed
- Maintain furnishings, equipment, and facility keys
Administrative
Goal: To ensure quality administrative practices and correspondence
- Assist Supervisor to respond, coordinate, and schedule work orders as needed
- Documentation and submission of daily reports
- Assist with the bidding process for needed vendors and approved vendor list
- Assist Supervisor in closing out work order request and update work order log when needed
Team Support
Goal: Support team with facilitating optimal performance
- Work with team members to implement the mission and ensure quality service delivery
- Provide support and guidance to staff when necessary
Miscellaneous
- Attend appropriate trainings and staff meetings
- Oversee general supply inventory
- Communicate facility needs and requests
- Maintain an appropriate neighborhood presence
- Perform ad hoc projects as appointed by Supervisor
- Maintain a neat and clean appearance
QualificationsEducation and Experience
- High school diploma or equivalent; or any satisfactory combination of experience and training that demonstrates the knowledge, skills, and abilities to perform tasks
- Basic carpentry, drywall repair, interior and exterior painting, plumbing repair, drain clearing, electrical installation and repair, appliance troubleshooting and repair, key making, HVAC maintenance, restorations and remodeling, and sprinkler system programming and repairs
- Must have intermediate computer literacy, including Microsoft Word and Excel, and accurate data entry skills
