Engineering Manager 과차장급 (시청역 근무)
The Engineering Manager is client facing role responsible for leading safe, reliable, and compliant operation of all building engineering systems for a client owned building in Korea, including office areas, on-site data center, colo data center and disaster recover site. The role provides technical leadership and day-to-day engineering management with Facilities Management (FM) and Property Management (PM) teams, overseeing vendors, procedures, audits, incident response, lifecycle planning, and post-renovation defect/warranty closeout.
KEY RESPONSIBILITIES
1) Engineering Operations & Critical Facilities Reliability
- Lead day-to-day operation and maintenance of all MEP (Mechanical, Electrical & Plumbing) systems and critical infrastructure to meet availability, safety, and performance expectations.
- Manage redundancy and critical systems as applicable (e.g., UPS, generators, HVAC/CRAC, BMS/controls and monitoring).
- Respond to alarms and abnormal conditions; lead troubleshooting, stabilization, restoration, and follow-up corrective actions.
- Ensure preventive and corrective maintenance is executed effectively, using specialist vendors where required.
2) Incident, Emergency & Resilience Management
- Lead engineering incident management, including stakeholder coordination and timely escalation.
- Support and participate in emergency response drills; ensure readiness and closure of lessons learned.
- Provide after-hours/on-call support per site operating model, including leadership during critical incidents affecting the building, data centers, or DR.
3) Vendor, Quality Assurance & Service Delivery Management
- Manage outsourced engineering vendors and critical works providers: scope definition, scheduling, MOP readiness, supervision, and quality acceptance.
- Review M&E contractor maintenance practices for alignment with OEM recommendations, agreed processes, and documentation standards.
- Track vendor performance, recurring issues, and corrective actions to closure; drive continuous improvement.
4) Compliance, Governance & Documentation Control
- Ensure engineering operations comply with applicable regulatory requirements and client engineering standards/playbooks. Closely work with regional engineering team.
- Own governance of controlled engineering documentation, including:
- As-built drawings, O&M manuals, OEM information
- Asset data and maintenance records
- Controlled procedures: MOPs / SOPs / EOPs (creation, review, periodic update, version control)
5) Technical Audit Support (Client, Internal, and External)
- Act as the engineering lead for audits impacting building engineering and critical facilities operations.
- Maintain audit readiness through strong evidence management (maintenance records, test results, procedures, training records, incident logs, vendor documentation).
- Coordinate audit requests, walkthroughs, findings responses, and remediation plans; track actions to closure and report status to stakeholders.
6) Small Projects, Change Management & Commissioning Support
- Provide engineering oversight for small projects and operational changes, including scope review, MOP review, and risk/impact assessment to building and data center/DR operations.
- Support installation, commissioning, and programming activities to ensure solutions are operable, maintainable, and correctly documented.
- Coordinate maintenance windows and controls to protect critical services and minimize disruption.
7) Defects, Warranty & Post-Renovation Closeout (General Contractor Interface)
- Coordinate with Project team and general contractors
- Lead engineering defect identification and closure following renovation: punch-list tracking, prioritization, validation, and sign-off.
- Manage coordination with the general contractor and subcontractors to ensure timely rectification and safe execution.
- Ensure remediation work follows agreed method statements and does not jeopardize critical operations.
- Drive completion/refresh of handover deliverables (as-builts, O&M manuals, test/commissioning records, asset updates).
8) Lifecycle, Energy & Performance Improvement
- Develop lifecycle replacement plans and reliability improvement initiatives (including UPS component replacement planning where applicable).
- Identify, implement, and validate energy-saving initiatives; track benefits and embed learnings into standard practices.
- Produce technical reporting on performance, risks, compliance, incidents, vendor delivery, and key initiatives.
9) Client & Stakeholder Partnership
- Serve as the primary engineering point of contact supporting both FM and PM teams.
- Communicate clearly on risk, impact, options, and recommendations to enable timely decisions.
- Help ensure service delivery aligns with contractual commitments/SLA expectations and business requirements.
10) Team Leadership & Technician Oversight
- Day-to-day leadership to the on-site engineering technician and is responsible for coordinating work allocation, priorities, coaching, and performance feedback to ensure safe and reliable operations.
- Oversees the performance of the BMO team’s technicians (e.g., building maintenance operations), including monitoring work quality, adherence to procedures (SOP/MOP/EOP), responsiveness to alarms/incidents, and completion of preventive/corrective maintenance.
- Escalate performance or resourcing issues as needed, supports training and capability development, and ensures clear shift handovers, reporting, and accountability across all technician activities.
CANDIDATE SPECIFICATION: KEY SELECTION CRITERIA
Ideal Experience
- Bachelor’s degree in an Engineering discipline or equivalent technical experience
- Minimum of 5 years of relevant engineering management experience
- Thorough understanding of building services design and engineering management
- Ability to identify and implement opportunities for operational efficiency/improvements and implement agreed solutions
- Drive innovation / thought leadership / industry knowledge
- Excellent verbal and written communication skills as well as presentation skills
- Ability to develop and explain complex operational management information to senior audiences
- Be resilient, with high focus on achieving goals
- High energy, flourishes in fast pace, dynamic environments
- Customer centricity
- Comfortable working in a challenging environment as part of a team and is comfortable managing incidents and service failures

- Experience working in Asia Pacific desired, specifically Korea
