Job Description

Building Engineer/Maintenance Tech for commercial, Class A office buildings and industrial/warehouse properties. Responsible for maintaining, troubleshooting and repairing or arranging for the repair of all building operating systems. May be assigned to a single building or multiple buildings as the sole engineer along with a team of other engineers, property manager and property assistant.

Responsibilities:

  • Responsible for all preventative maintenance, necessary maintenance and repairs to the buildings’ mechanical, electrical, HVAC, plumbing, life safety, fire protection and security systems to ensure property operations and be able to act upon any conditions out of the ordinary.
  • Able to work independently if necessary, while managing/performing day-to-day duties.
  • Be responsive to tenant work order requests in the areas of HVAC, plumbing, mechanical, and electrical needs through both personal contact with tenants, management and via work order systems.
  • Respond and prioritize all tenant requests in a timely manner.
  • Oversee and ensure outside service contractors are performing work properly. Supervise general contractor and subcontractors during tenant buildout construction.
  • Prepare and maintain maintenance logs and records. Familiarity with preventative maintenance and work order software systems is a plus.
  • Provide a monthly narrative of activities to management and/or client highlighting non-routine events such as major projects, significant customer service items and issues/concerns.
  • Conform to all written operating procedures associated with each site.
  • Assist in snow and ice clearing operations, when necessary, including the coordination of plowing and salting activities by outside snow contractors.
  • After Hours Coverage – A call tree is maintained at each site to provide coverage for assigned properties in case of after-hours building emergencies.
  • Interface and work with client(s) and others throughout the company.
  • May be required to perform other non-routine duties, as assigned.
  • High school diploma.
  • Minimum of 2-3 years previous building operations maintenance and/or engineering experience is preferred.
  • Knowledge of HVAC, generator systems and energy management systems.
  • General computer knowledge.
  • Excellent communication and customer service skills, positive approach to job and ability to handle multiple tasks and projects concurrently and make decisions.
  • Must have reliable transportation and be able to answer after hours emergencies.

Salary Range Language

The expected rate for this position ranges from $24 to $38 hourly. The actual hourly rate will be determined on an individualized basis taking into account a wide range of factors including, but not limited to, relevant skills, experience, education, and, where applicable, licenses or certifications held. In addition to the hourly rate and a competitive benefits package (including health, vision, and dental insurance, paid time off and a 401(k) retirement plan with employer matching), this position may be eligible for additional types of compensation including discretionary bonuses and other short- and long-term incentives (e.g., deferred cash, equity,etc.)
