Engineer / BAS Controls Technician – Facilities Support Services
Location: Fort Meade, MD
Position Summary
LAUKOA is seeking a qualified Engineer / BAS Controls Technician to support facilities operations at Fort Meade, Maryland. This position performs operation, monitoring, troubleshooting, preventive maintenance, corrective maintenance, and repair support for building automation systems, HVAC controls, direct digital controls, energy management systems, and related facility systems in Government-owned facilities. The selected candidate will support reliable building operations while ensuring work is performed in accordance with contract requirements, manufacturer recommendations, applicable codes, safety procedures, and secure facility requirements.
Essential Duties and Responsibilities
- Operate, monitor, troubleshoot, maintain, and repair Building Automation Systems (BAS), Direct Digital Control (DDC) systems, Energy Management Systems, and related control systems.
- Monitor facility systems to support proper temperature, humidity, ventilation, alarms, scheduling, and equipment performance.
- Perform controls diagnostics, testing, calibration, programming support, and operational checks as assigned.
- Troubleshoot BAS alarms, communication issues, control sequences, sensors, actuators, controllers, valves, dampers, and related components.
- Support HVAC system troubleshooting and coordinate with HVAC mechanics, electricians, and other trades to resolve building system issues.
- Perform preventive maintenance and corrective maintenance on control system components and related equipment.
- Review system trends, alarm histories, and equipment performance data to identify deficiencies and recommend corrective actions.
- Assist with commissioning, recommissioning, start-up, and functional testing of HVAC and controls systems.
- Support operation and monitoring of plant and facility systems as assigned.
- Provide detailed status updates, recommendations, scopes of work, and bills of materials for corrective maintenance and project work.
- Read and interpret control drawings, wiring diagrams, sequence of operations, mechanical drawings, specifications, and technical manuals.
- Receive, update, and close out BAS, controls, and HVAC-related work orders in the CMMS.
- Coordinate with maintenance personnel, subcontractors, vendors, and Government representatives to support facility operations.
- Maintain accurate documentation of completed work, system changes, test results, deficiencies, and corrective actions.
- Maintain clean and organized work areas while complying with all environmental, safety, security, and contract requirements.
Minimum Qualifications
- High school diploma or equivalent.
- Minimum of five (5) years of experience operating, troubleshooting, maintaining, or repairing commercial BAS, DDC, HVAC controls, or energy management systems.
- Experience supporting HVAC controls and building automation systems in commercial, industrial, institutional, secure, or Government facilities.
- OEM training, certification, or qualification for applicable BAS, DDC, SCADA, or energy management systems preferred.
- Experience with control system graphics, schedules, alarms, trends, points, sensors, actuators, controllers, and sequence verification.
- Working knowledge of HVAC system operation, mechanical systems, electrical controls, and facility operations.
- Experience using a CMMS, work order system, or similar tracking system preferred.
Required Knowledge, Skills, and Abilities
- Working knowledge of BAS, DDC controls, HVAC controls, energy management systems, and related facility technologies.
- Ability to troubleshoot control sequences, equipment alarms, networked control devices, and HVAC system performance issues.
- Ability to interpret control diagrams, mechanical drawings, electrical schematics, sequences of operation, and technical documentation.
- Ability to support preventive maintenance, corrective maintenance, and facility operations across multiple building systems.
- Ability to coordinate effectively with HVAC, electrical, plumbing, and general maintenance personnel.
- Basic computer skills sufficient to operate BAS workstations, receive work assignments, update CMMS records, enter data, and complete required documentation.
- Strong analytical, organizational, and problem-solving skills.
- Effective verbal and written communication skills.
- Ability to work independently and as part of a multidisciplinary facilities support team.
- Ability to provide technical guidance and support to other maintenance personnel as needed.
Security Requirements
- Must possess and maintain an active Top Secret/Sensitive Compartmented Information (TS/SCI) security clearance.
- Must comply with all site access, badge, security, information protection, and secure facility requirements.
Physical Requirements
- Ability to lift, carry, push, and pull tools, parts, materials, test equipment, and controls components consistent with the duties of the position.
- Ability to climb ladders, work from elevated platforms, kneel, bend, crawl, and access mechanical or restricted spaces.
- Ability to work in mechanical rooms, electrical rooms, equipment areas, rooftops, and occupied Government facilities.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to safely perform physically demanding BAS, controls, and facility maintenance activities for extended periods.
Wage Rate
- Between $60.00 - $80.00 per hour
- An additional $5.09 per hour up to 40 hrs per week for H&W per WD 2015-4265
