& Position Summary
This executive leadership role is responsible for the overall performance, strategy, and operational success of a homebuilding division. The position provides direction across all functional areas, including land acquisition, development, construction, sales, purchasing, finance, and customer experience, to drive profitability, growth, and operational excellence. Operating with significant autonomy, the role ensures alignment with corporate objectives while establishing and executing division-level business plans. The position also plays a critical role in developing organizational capability, strengthening market position, and delivering an exceptional homebuyer experience.
Primary Responsibilities
- Lead and direct all divisional operations, including Land, Construction, Sales, Purchasing, Finance, and Customer Experience, to achieve business plan objectives and financial targets.
- Develop, implement, and execute annual business plans, financial forecasts, and long-term strategic plans to drive revenue growth, profitability, and market share.
- Monitor divisional performance against key metrics (e.g., margins, cycle times, customer satisfaction, and return on assets) and implement corrective actions as needed.
- Oversee land acquisition strategy, pipeline management, and new project approvals to support sustained growth and competitive positioning.
- Ensure operational excellence across construction and development activities, including schedule adherence, cost control, quality standards, and customer satisfaction.
- Partner with corporate leadership to align divisional strategies with enterprise goals and provide regular updates on performance, risks, and opportunities.
- Establish and maintain organizational structure, ensuring effective talent acquisition, development, performance management, and succession planning.
- Drive a culture of accountability, collaboration, and continuous improvement across all functional teams.
- Build and maintain strong relationships with external stakeholders, including developers, trade partners, government agencies, and industry organizations.
- Represent the division in community, civic, and industry engagements to enhance brand reputation and support business development efforts.
Education & Experience
Required:
- Minimum 10+ years of progressive experience in homebuilding, including senior leadership responsibility
- Demonstrated experience managing multiple functional areas (e.g., land, construction, sales, finance, purchasing).
- Prior experience leading a division or large-scale operational business unit with full P&L responsibility
Preferred:
- Bachelor’s degree in Business, Finance, Construction Management, or a related field

- Strong business acumen with expertise in financial management, budgeting, and forecasting
- Ability to develop and execute strategic plans that drive growth and operational performance
- Deep understanding of the homebuilding lifecycle, including land acquisition, development, construction, and sales
- Strong decision-making and problem-solving skills in complex, high-impact situations
- Excellent communication and interpersonal skills, with the ability to influence executive leadership and stakeholders
- Ability to build and maintain high-performing teams and develop leadership bench strength
- Strong negotiation and relationship management skills with internal and external partners
- Results-driven mindset with a focus on accountability, efficiency, and continuous improvement
- Knowledge of regulatory requirements, compliance standards, and market dynamics within the homebuilding industry
Working Conditions
Work is performed in a combination of office and field environments, including active construction sites and community locations. The role requires regular travel within the division to monitor operations, attend meetings, and engage with teams and stakeholders. Occasional travel to corporate offices or other divisions may be required. The position operates in a fast-paced, results-driven environment with shifting priorities and deadlines.
Physical Requirements
- Ability to sit for extended periods while working at a computer or attending meetings.
- Ability to travel frequently by car or air to divisional locations, communities, and corporate meetings.
- Ability to stand, walk, and navigate construction sites, model homes, and community developments.
- Ability to communicate effectively in presentations, meetings, and executive discussions.
- Ability to occasionally lift or carry light materials such as laptops, documents, or presentation materials.
