Job Description

Matrix is looking for a Director / VP of Business Development to create and drive new sources of growth.

This is a strategic, commercially focused role spanning business development, strategic partnerships, pricing and packaging, new offerings, AI commercialization, and go-to-market strategy. You will help determine what sells, how it is positioned and priced, which partners can extend our reach, and how new offerings are successfully brought to market through the Sales organization.

This is not a traditional quota-carrying sales role, but the position is directly accountable for measurable revenue impact.

You will work closely with Product, Sales, Growth, and executive leadership to turn new products, AI capabilities, partnerships, and market opportunities into commercially viable offerings that drive:

  • New PMC acquisition
  • Upsell and cross-sell across the existing customer base
  • Increased deal size and attach rates
  • New revenue channels and partnerships
  • Expansion into new customer segments and markets

Industry Expertise Is Essential

You should have a strong understanding of the U.S. multifamily rental and property management industry.

A Property Management System (PMS) background is not required, but you must understand how property management companies actually operate and buy technology — including who makes purchasing decisions, how vendors are evaluated, what drives ROI, where operators generate and protect margin, and what property managers and residents expect from technology.

Key Responsibilities

Pricing, Packaging & Commercial Strategy

  • Own the pricing and packaging strategy, including tiers, bundles, commercial structures, and monetization models.
  • Translate new products, AI capabilities, and partner integrations into market-ready offerings with clear value propositions, pricing, target segments, and positioning.
  • Define how clients AI capabilities should be commercialized — including what should be bundled, sold as an add-on, or priced separately.
  • Build the commercial business case for products and offerings to launch, bundle, reprice, expand, or retire, using customer willingness to pay, competitive positioning, market opportunity, and margin considerations.
  • Partner with executive leadership to continuously refine overall commercial strategy.

Sales Enablement & Revenue Growth

  • Equip the Sales organization with the positioning, packaging, competitive intelligence, pricing guidance, and commercial tools needed to win new PMC customers.
  • Partner with Sales leadership to develop and accelerate upsell and cross-sell strategies across the installed customer base.
  • Support strategic and complex opportunities involving new products, AI capabilities, partnerships, or non-standard commercial structures.
  • Ensure new offerings are not simply launched, but are effectively adopted and sold by the sales organization.
  • Analyze deal performance and customer adoption to identify opportunities to improve conversion, average deal size, and expansion revenue.

Strategic Partnerships & New Routes to Market

  • Identify, develop, structure, negotiate, and close strategic partnerships, alliances, referral relationships, integrations, and channel opportunities.
  • Identify companies, platforms, associations, advisors, and industry influencers with trusted access target customers.
  • Develop new routes to market that expand reach and create incremental revenue opportunities.
  • Evaluate partnership opportunities based on strategic fit, customer value, revenue potential, economics, scalability, and long-term business impact.
  • Own partnership opportunities from initial identification through relationship development, negotiation, agreement, launch, and ongoing execution.
  • Establish and maintain senior-level relationships across the property management and multifamily ecosystem.

Market & Growth Strategy

  • Analyze the U.S. multifamily and property management market, including customer segments, competitive dynamics, emerging technologies, and industry trends.
  • Identify new markets, regions, customer segments, and channels to expand.
  • Develop data-driven recommendations
  • Identify emerging opportunities around AI, automation, payments, resident experience, property operations, and other technology trends affecting the industry.
  • Represent client across the multifamily and property management ecosystem, including industry associations, conferences, vendor networks, strategic accounts, and executive relationships.
  • Develop a strong external network that can create opportunities for products and partnerships.

You will partner day to day with:

  • VP Product — to identify what we should build and how new capabilities can be commercialized.
  • VP Sales — to determine what the sales organization can sell, to whom, and how.
  • VP Growth — to identify market opportunities, demand-generation channels, and routes to market.
  • Executive Leadership — to shape broader commercial strategy, partnerships, and growth priorities.

This is a highly cross-functional role that requires the ability to move between strategy and execution.

Requirements

  • 5+ years of experience in business development, commercial strategy, strategic partnerships, corporate development, or a related growth-focused role, preferably within a high-growth technology or SaaS company.
  • Direct experience in the multifamily rental and property management industry is required.
  • Strong knowledge of the U.S. multifamily and property management ecosystem, including owners, operators, third-party property managers, technology vendors, industry organizations, and purchasing dynamics.
  • Property Management System (PMS) experience is not required.
  • Demonstrated ownership of pricing and packaging decisions, rather than simply providing recommendations or input.
  • Proven track record of developing new markets, strategic partnerships, customer segments, revenue channels, or growth opportunities.
  • Experience taking opportunities from initial concept and market validation through relationship development, negotiation, agreement, and execution.
  • Demonstrated ability to introduce new offerings to a Sales organization and drive actual sales adoption and revenue impact.
  • Strong commercial judgment with the ability to evaluate opportunities through both strategic and financial lenses.
  • Strong analytical skills and the ability to build and understand business cases, financial models, pricing models, and revenue opportunities.
  • Highly hands-on and execution-oriented, with the ability to operate independently in a fast-moving environment with limited structure.
  • Exceptional communication, presentation, networking, negotiation, and relationship-building skills.
  • Strong executive presence and the ability to influence senior stakeholders across Product, Sales, Growth, and Operations.
  • Entrepreneurial mindset, high initiative, strong business acumen, and a demonstrated bias toward action.

What Success Looks Like in Year One

Success in this role will be measured through tangible commercial outcomes, including:

  • A clearly defined pricing and packaging framework that is implemented and adopted by the Sales organization.
  • Measurable improvement in average deal size and upsell/cross-sell attach rates across the existing customer base.
  • Six to eight signed strategic partnerships generating pipeline, product value, market access, or a combination of these.
  • A clear and commercially viable go-to-market and monetization model for clients AI offerings, with those offerings actively being sold.
  • New revenue opportunities generated through partnerships, channels, products, and customer segments.
  • A clear, evidence-based strategic view of the next markets, customer segments, and growth channels should pursue.
  • Strong alignment between Product, Sales, Growth, and executive leadership
