A Snapshot

At AirTrunk, we’ve all come together to deliver data centres that meet and grow with the needs of our large cloud, content, and enterprise customers. As the Site Selection Strategy & Acquisition, Director, you will play a key role in driving AirTrunk’s expansion across Japan by leading site selection, acquisition, and development origination activities across priority markets.

Reporting to the Senior Director, Japan Real Estate, this role combines hands-on transaction execution with increased ownership of pipeline strategy, cross-functional coordination, and team leadership. You will work closely with Japan leadership to support Japan’s growth strategy while independently leading key markets, transactions, and initiatives.

You will collaborate with internal stakeholders and external partners to originate, evaluate, and execute high-quality real estate opportunities that support AirTrunk’s long-term capacity growth.

Your Day to Day

Site Selection, Strategy & Pipeline Management

  • Lead the identification, prioritisation, and development of a robust pipeline of site acquisition opportunities across Japan
  • Translate high-level expansion strategy into actionable market plans, including target locations, acquisition approaches, and prioritisation of opportunities
  • Proactively originate and advance both on-market and proprietary opportunities, including developer-led and landowner-led projects
  • Monitor market dynamics, regulatory changes, and competitive landscape to inform site selection strategy and decision-making

Transaction Execution & Commercial Leadership

  • Lead end-to-end execution of complex real estate transactions, including acquisitions, leases, and development partnerships
  • Structure and negotiate commercial terms to optimise value, manage risk, and ensure deal certainty
  • Oversee multiple transactions simultaneously across different markets, ensuring timely progression and delivery
  • Provide guidance and oversight on key legal documentation including NDAs, LOIs/MOUs, leases, and sale and purchase agreements

Due Diligence & Investment Process

  • Lead due diligence and feasibility assessments, coordinating cross-functional inputs across technical, commercial, legal, and regulatory areas
  • Manage due diligence budgets and ensure disciplined capital deployment
  • Support the development of investment proposals and materials for internal approvals, including engagement with senior stakeholders
  • Ensure alignment between site acquisition, power availability, and development timelines

Stakeholder Management & Partnerships

  • Build and maintain strong relationships with landowners, developers, brokers, government agencies, and advisors
  • Act as a key interface between internal teams including development, power & utilities, investment, and data strategy
  • Support engagement with external partners on strategic opportunities and transactions

Leadership & Team Development

  • Provide mentorship and guidance to Associate Directors and junior team members
  • Contribute to building team capability, knowledge sharing, and consistent ways of working across the function
  • Lead project teams and external consultants to drive outcomes across multiple initiatives

Requirements

  • 10+ years' experience in real estate / digital infrastructure sectors, with significant exposure to transactions and business development in Japan.
  • Strong relationships across Japan’s real estate landscape, including landowners, developers, advisors, and public sector stakeholders.
  • Demonstrated track record leading site selection, land acquisition, real estate development & partnerships.
  • Experience negotiating related agreements, such as economic incentives, colocation agreements, utility agreements, construction contracts etc. will be advantageous.
  • Strong analytical capability and comfort working with financial and commercial analysis.
  • Excellent communication, negotiation, and stakeholder management skills.
  • Deep familiarity with Japanese real estate markets and regulatory environments.
  • Ability to thrive in a matrixed organization, adapt quickly, and foster an open, collaborative workplace.
  • Fluency in Japanese (JLPT N1 or equivalent) and at least intermediate English communication skills.
