Position: Project Director
Department: Project Management/Development
Reports To: Cluster Lead

The Project Director is a senior leadership position responsible for overseeing the strategic planning, execution, and delivery of major construction and development projects or portfolios of projects. This role provides executive-level oversight, ensures alignment with organizational objectives, manages key client relationships, and leads multidisciplinary teams to deliver complex projects that meet quality, budget, schedule, and performance expectations. The Project Director serves as the ultimate authority on assigned projects and is accountable for overall project success.

Key Responsibilities

Strategic Leadership and Portfolio Management

  • Provide executive oversight for large-scale projects or multiple concurrent projects

  • Develop strategic project plans aligned with client objectives and organizational goals

  • Establish project governance structures, decision-making frameworks, and escalation protocols

  • Define project success criteria, key performance indicators, and risk tolerance levels

  • Lead portfolio prioritization, resource allocation, and capacity planning decisions

  • Champion organizational project management standards, methodologies, and best practices

Project Planning and Execution

  • Direct comprehensive project planning including scope definition, scheduling, budgeting, and risk management

  • Oversee project delivery from feasibility and programming through design, construction, and closeout

  • Approve major project decisions including design direction, procurement strategies, and delivery methods

  • Monitor overall project health and implement corrective actions to address issues proactively

  • Ensure integration and coordination across all project disciplines and stakeholder groups

  • Review and approve project deliverables, milestones, and phase completions

  • Lead complex problem-solving for critical issues impacting project success

Financial Management and Controls

  • Develop and manage project budgets

  • Establish financial controls, approval authorities, and reporting requirements

  • Review and approve major expenditures, contracts, change orders, and financial commitments

  • Monitor project financial performance and forecast outcomes throughout project lifecycle

  • Identify financial risks and implement mitigation strategies

  • Ensure accurate financial reporting to senior leadership and clients

  • Optimize project profitability while maintaining quality and client satisfaction

Client and Stakeholder Relations

  • Serve as primary executive contact for clients, building strategic relationships at senior levels

  • Understand client business objectives and translate them into project requirements

  • Present project status, risks, and recommendations to client executive leadership and boards

  • Manage stakeholder expectations and navigate complex political and organizational dynamics

  • Resolve high-level disputes and negotiate critical project decisions

  • Ensure exceptional client service delivery and satisfaction throughout project lifecycle

  • Identify opportunities for expanded client relationships and repeat business

Team Leadership and Development

  • Lead and mentor project management teams including Project Managers, Construction Managers, and support staff

  • Build high-performing teams through effective hiring, development, and retention strategies

  • Define roles, responsibilities, and accountability across project teams

  • Foster collaborative culture promoting innovation, excellence, and continuous improvement

  • Conduct performance evaluations and provide coaching for professional growth

  • Develop succession planning strategies and build organizational project management capability

  • Promote diversity, equity, and inclusion within project teams

Risk Management and Quality Assurance

  • Identify, assess, and manage major project risks across technical, financial, schedule, and organizational dimensions

  • Establish risk mitigation strategies and contingency plans for high-impact scenarios

  • Ensure comprehensive quality assurance programs are implemented and maintained

  • Review quality control processes and verify compliance with standards and specifications

  • Oversee safety programs and ensure adherence to organizational safety policies and OSHA regulations

  • Monitor legal and contractual compliance across all project activities

  • Manage claims, disputes, and litigation matters in coordination with legal counsel

Vendor and Contractor Management

  • Oversee procurement strategies and major contractor/consultant selection processes

  • Review and approve contracts with general contractors, design consultants, and key vendors

  • Monitor contractor performance and hold parties accountable for contractual obligations

  • Negotiate complex contract terms, change orders, and dispute resolutions

  • Ensure appropriate risk allocation and protection of organizational interests

  • Build strategic partnerships with key vendors and trade partners

Reporting and Communication

  • Provide regular executive-level reporting to senior leadership, boards, and clients

  • Present at steering committee meetings, board sessions, and executive forums

  • Communicate project status, achievements, challenges, and strategic recommendations

  • Facilitate major decision points requiring executive or board approval

  • Manage crisis communications during significant project events or issues

  • Document lessons learned and contribute to organizational knowledge management

Required Qualifications

Education

  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field required

  • Master's degree in Construction Management, Project Management, Business Administration (MBA), or related discipline strongly preferred

  • Additional executive education or leadership development credentials advantageous

Experience

  • 15-25+ years of progressive project management experience with increasing leadership responsibility

  • Minimum 5 years in senior project leadership roles managing large-scale, complex projects

  • Proven track record delivering large scale project

  • Experience across multiple project types (commercial, institutional, industrial, mixed-use, etc.)

  • Background with various delivery methods including design-bid-build, design-build, CM at-risk, and IPD

  • Demonstrated success managing client relationships at executive and board levels

Technical Skills

  • Expert knowledge of project management methodologies, tools, and best practices

  • Deep understanding of construction methods, means, scheduling, and cost estimating

  • Proficiency with enterprise project management systems (Oracle Primavera, Microsoft Project, Procore, etc.)

  • Strong financial acumen including budget development, cost control, and financial forecasting

  • Knowledge of contract law, risk management, and construction legal principles

  • Familiarity with BIM, integrated project delivery, and emerging construction technologies

  • Advanced proficiency in Microsoft Office Suite and data analysis tools

Professional Requirements

  • PMP (Project Management Professional) certification highly preferred

  • CCM (Certified Construction Manager) or equivalent professional certification advantageous

  • LEED AP or other sustainability credentials beneficial

  • Valid driver's license and ability to travel extensively to project sites

  • Ability to wear required personal protective equipment when on construction sites

Compensation and Benefits

Highly competitive salary commensurate with experience significant performance-based incentive compensation tied to project success and business development
