Job Description

Qiddiya Investment Company is seeking a highly experienced and commercially astute Director - Leasing (Commercial Offices) to support the development and execution of the leasing strategy for Qiddiya's commercial office portfolio.

Reporting to the Head of Leasing, this role will play a critical part in establishing Qiddiya as a premier business destination by driving occupier demand, securing strategic tenants, and building long-term relationships across local, regional, and international markets. Working in close partnership with the Head of Leasing, the Director will be responsible for developing leasing plans, leading tenant engagement activities, managing broker relationships, and negotiating major commercial transactions that contribute to the success of Qiddiya's mixed-use developments.

The successful candidate will combine strong market knowledge, exceptional relationship management skills, and a proven track record of leasing commercial office assets to multinational corporations, government entities, and leading regional businesses.

Leasing Strategy & Execution

• Support the Head of Leasing in developing and implementing the commercial office leasing strategy across Qiddiya's portfolio.
• Identify, target, and secure local, regional, and international occupiers that align with Qiddiya's strategic vision and economic objectives.
• Develop and execute leasing plans that maximise occupancy, rental income, tenant quality, and long-term asset value.
• Contribute to market positioning, pricing strategies, and tenant mix recommendations.
• Monitor market trends, competitor activity, occupier requirements, and emerging workplace trends to inform leasing initiatives.

Business Development & Relationship Management

• Build and maintain strong relationships with corporate occupiers, government organisations, multinational companies, brokers, consultants, and real estate partners.
• Proactively identify new leasing opportunities and cultivate strategic partnerships that strengthen Qiddiya's commercial ecosystem.
• Represent Qiddiya at industry events, conferences, exhibitions, and networking forums.
• Develop and manage a pipeline of prospective tenants across target sectors.

Transaction Management

• Lead lease negotiations and commercial discussions with prospective tenants and their representatives.
• Structure leasing deals that balance commercial performance with long-term strategic objectives.
• Coordinate with legal, finance, development, operations, and asset management teams throughout transaction processes.
• Oversee the preparation and execution of heads of terms, lease agreements, and supporting commercial documentation.

Stakeholder Collaboration

• Work closely with Development, Asset Management, Commercial, Marketing, Finance, and Operations teams to ensure leasing objectives are aligned with project delivery and business plans.
• Provide market intelligence and tenant feedback to influence future product design and workplace offerings.
• Support the development of marketing campaigns, leasing collateral, and tenant engagement initiatives.

Performance Management & Reporting

• Maintain accurate leasing forecasts, pipeline reporting, and performance metrics.
• Prepare regular reports and presentations for senior leadership on leasing activity, market trends, opportunities, and risks.
• Drive continuous improvement of leasing processes, systems, and tenant engagement practices.

Leadership

• Support and mentor leasing professionals across the business.
• Promote a high-performance, customer-centric culture focused on collaboration and commercial excellence.
• Contribute to the development of leasing capabilities, processes, and best practices across the organisation.

Requirements

• Bachelor's degree in Real Estate, Business Administration, Finance, Marketing, or a related field.
• Minimum 12-15 years of experience in commercial real estate leasing, office leasing, asset management, or real estate advisory.
• Demonstrated experience leasing Grade A commercial office developments and business districts.
• Proven track record securing major corporate occupiers, multinational organisations, and anchor tenants.
• Experience working with developers, institutional investors, REITs, or major mixed-use developments.
• Strong understanding of Saudi Arabian and regional commercial office markets.
