Posting Title: Director of Real Estate and Facilities
Reports To: Chief Financial Officer
Location: San Jose, CA | Urbandale, IA | Texas | Indiana | With 50% Travel
Salary Range: $150,000 to $200,000

*This position is eligible for the annual performance bonus plan.

ABOUT THE ROLE
Reporting to the Chief Financial Officer, the Director of Real Estate leads Cupertino Electric's real estate strategy and execution, overseeing the identification, acquisition, and build-out of new office locations, as well as management of vendor relationships across the company's real estate portfolio. This role blends strategic site selection, hands-on lease negotiation, project oversight, and vendor management to ensure CEI's physical footprint supports business growth and operational efficiency.

Site Selection & New Office Openings

  • Lead market research and site selection analysis for new office locations, aligning real estate decisions with business growth plans and workforce needs
  • Evaluate potential locations based on cost, accessibility, market conditions, and strategic fit
  • Develop business cases and financial models to support location decisions
  • Coordination with parent company on shared work spaces and or offices

Lease Negotiation & Management

  • Negotiate lease terms, renewals, and terminations to secure favorable economic and operational outcomes
  • Manage relationships with landlords, brokers, and legal counsel throughout the lease lifecycle
  • Maintain a portfolio-wide view of lease expirations, obligations, and renewal options

Tenant Improvement (TI) Build-Out Management

  • Oversee TI design and construction from planning through occupancy, partnering with architects, contractors, and internal stakeholders (Operations, IT, Facilities, HR)
  • Manage project budgets, timelines, and vendor performance to ensure on-time, on-budget delivery
  • Ensure new spaces meet company standards for functionality, security requirements, brand, and employee experience

National Vendor & Account Management

  • Own vendor relationships for real estate–related services (e.g., brokerage, facilities management, furniture, maintenance) across the national portfolio
  • Negotiate and manage master service agreements to drive consistency, cost savings, and service quality
  • Establish KPIs and hold vendors accountable to performance standards
  • Potential oversight of local facility managers

Strategic & Financial Oversight

  • Partner with Finance to develop and manage the real estate capital and operating budgets
  • Identify opportunities to optimize the portfolio (consolidation, cost reduction, space utilization)

ABOUT YOU

  • Proven track record managing multi-site, national vendor programs
  • Strong negotiation, financial modeling, and project management skills
  • Ability to manage multiple concurrent projects across geographies
  • Excellent communication skills with experience presenting to executive leadership

MINIMUM QUALIFICATIONS
Any combination of education and experience that would likely provide the required knowledge, skills and abilities as well as possession of any required licenses or certifications is qualifying.

Education: Bachelor's degree in Real Estate, Business, Construction Management, or related field (or equivalent experience)

Licensure/Certifications: N/A

Experience: 10+ years of experience in corporate real estate, with direct experience in site selection, lease negotiation, and construction/TI project management
