Job Description

Director of Property Manager

New York | Primarily Remote with Regional Travel

1+ Year Contract Opportunity – Benefits Included

Insero Talent Solutions is recruiting for an experienced Director of Property Management to provide senior-level leadership and oversight for a portfolio of affordable housing communities during an important period of organizational and portfolio transition.

This individual will oversee the day-to-day property management and asset performance of a select portfolio of approximately six residential communities, primarily located throughout New York State with one property in Pennsylvania. The Director will work closely with executive leadership, property management staff, facilities partners, vendors, and other stakeholders to maintain operational continuity, financial performance, regulatory compliance, and transition readiness across the portfolio.

This is a unique opportunity for an experienced affordable housing leader who is comfortable stepping into a highly visible role, managing through change, and balancing property operations, asset performance, financial oversight, facilities management, and people leadership.

The position is expected to continue through 2027 and will be primarily remote, with travel to properties required as business needs dictate. Opportunity for longer term conversion may be available.

Responsibilities

  • Provide senior-level oversight for a portfolio of affordable housing communities, ensuring strong operational, financial, and compliance performance.
  • Lead property management activities across both transitioning and retained assets, maintaining continuity and stability throughout the transition period.
  • Supervise and support retained property management and compliance/administrative team members, providing direction, accountability, and ongoing leadership.
  • Monitor property-level financial performance, including operating expenses, budgets, financial variances, and opportunities for improved efficiency.
  • Partner with leadership and site teams to identify and address operational risks, performance concerns, and property-specific needs.
  • Provide oversight of facilities and physical property operations, including capital and maintenance priorities.
  • Manage relationships with site vendors, service providers, contractors, and other external partners.
  • Ensure properties continue to meet applicable affordable housing compliance and regulatory requirements.
  • Prepare and deliver monthly ownership reporting, including key performance indicators, financial variances, staffing updates, property performance, and transition progress.
  • Monitor established performance metrics and incentive programs, ensuring continued accountability against organizational goals.
  • Collaborate with leadership on property transitions, dispositions, ownership changes, and other strategic initiatives.
  • Coordinate with internal and external stakeholders to ensure properties remain operationally and financially prepared for future transitions.
  • Provide hands-on leadership and problem-solving as issues arise across the portfolio.
  • Support additional portfolio and organizational initiatives as needed throughout the transition period.

Qualifications

  • 7+ years of progressive experience in property management, asset management, affordable housing, or residential real estate operations, with prior leadership responsibility strongly preferred.
  • Demonstrated experience overseeing a multi-site residential portfolio.
  • Affordable housing experience required, with knowledge of regulated housing programs and associated operational and compliance requirements.
  • Strong understanding of property-level financial performance, including budgets, operating expenses, variance analysis, and financial reporting.
  • Experience leading property management teams and working cross-functionally with compliance, facilities, finance, and executive leadership.
  • Demonstrated ability to manage vendor and third-party relationships effectively.
  • Experience navigating property transitions, dispositions, ownership changes, or other periods of organizational change strongly preferred.
  • Ability to balance strategic portfolio oversight with hands-on operational problem-solving.
  • Strong communication, leadership, and stakeholder-management skills.
  • Highly organized and comfortable managing multiple properties, priorities, and deadlines simultaneously.
  • Ability to work independently in a primarily remote environment while traveling to properties as needed.
