A growing real estate development and property management company is seeking an experienced Director of Operations to oversee and optimize operations across a diverse multifamily portfolio spanning market-rate, affordable, and tax credit communities. This executive leadership role is responsible for driving operational performance, financial results, team development, and portfolio-wide consistency across approximately 4,500 units.
This position is ideal for a strategic and hands-on operations leader who thrives in a fast-paced environment, understands multifamily operations at scale, and enjoys building high-performing teams and systems.
🏡 WHAT YOU’LL DO
● Oversee operational performance across a diverse multifamily portfolio totaling approximately 4,500 units
● Lead and support Regional Managers and corporate department leaders across operations, facilities, compliance, HR, marketing, and IT
● Review property financials, operational KPIs, occupancy trends, and NOI performance across the portfolio
● Drive revenue optimization initiatives, leasing strategy discussions, and operational consistency company-wide
● Oversee annual budgeting processes and monitor budget variance reporting
● Conduct regular operational reviews and collaborate with Regional Managers to improve asset performance
● Support hiring, onboarding, and leadership development for onsite and regional teams
● Ensure compliance with company policies, operational procedures, and property management standards
● Maintain oversight of property management software administration, training, and user management
● Coordinate portfolio-wide operational calls and leadership meetings
● Review delinquency, collections, and recertification reporting to support strong financial performance
● Assist with bonus program development and operational incentive structures
● Travel to properties as needed to support operations, training, audits, and performance initiatives

🎒 WHAT IT TAKES
● 7–10+ years of multifamily property management or operations leadership experience
● Experience overseeing large multifamily portfolios across multiple asset classes preferred
● Strong financial acumen including budgeting, forecasting, variance analysis, and NOI management
● Proven leadership experience managing Regional Managers and multi-site teams
● Experience with affordable housing and tax credit operations is highly preferred
● Strong understanding of leasing strategy, occupancy management, and operational KPIs
● Experience administering or managing property management software platforms
● Excellent communication, organizational, and leadership skills
● Ability to balance strategic planning with hands-on operational execution
● Willingness to travel approximately 40% as needed
