Job Description

  1. Coordinate and assure performance of weekly, monthly, quarterly, semi-annual and annual preventative maintenance schedules.
  2. Visually inspect all common areas on a daily basis to ascertain maintenance needs.
  3. Review the maintenance log and prioritize the work assignments.
  4. Prepare work schedules and follow up for maintenance personnel by managing and delegating the work orders and maintaining schedules.
  5. Screens, interviews, hires, trains, evaluates, counsels, disciplines and terminates departmental personnel.
  6. Provide all in-service education of maintenance department personnel to provide prompt, efficient, effective and high-quality results in departmental functioning.
  7. Set up periodic inspections of the total property systems of checking such items as roof, building façade, parking lots, grounds, signs, etc., and report finding and repair needs to Executive Director.
  8. Initiate, supervise and maintain an up-to-date repair record on all equipment and maintain an up-to-date work list for the job and ensure all work is completed in a timely and effective manner with respect to assigned priorities.
  9. Initiate a training program to insure training is implemented and completed by all maintenance personnel, inspects all fire fighting equipment according to time period and instruction required by law.
  10. Operate and maintain all buildings and grounds, all security and transportation systems in accordance with Federal, State and local OSHA standards.
  11. Follow all workplace injury procedures, including completion of reports for timely reporting and issuing corrective action when necessary.
  12. Adhere to and uphold company policies and procedures.
  13. Operate within the department budget.
  14. Maintain all files and records consistent with the adequate functioning of the departments.
  15. Inspect all work in progress and/or completed by staff or outside contractors and maintain cleanliness checklists.
  16. Inspect vacated apartments and complete the painting, repair and general refurbishment within the prescribed time frame.
  17. Form a Safety Committee to inspect all buildings and grounds to protect the residence against loss and/or liability resulting from the operation and maintenance of the area.
  18. Respond to maintenance emergencies at any time needed.
  19. Coordinate the selecting, bidding, ordering and controlling of inventory for maintenance, repair and supplies, ensuring quality at a competitive price.
  20. Maintain grounds and outside areas of building, including and not limited to: sprinkler system, outside lights, driveway and parking lots, in a clean and working condition.
  21. Assist with other duties as requested by Administration.
  22. Continuing knowledge development regarding maintenance methods, chemicals and standards.
