$140,000 – $160,000+ / yearA mission-driven organization is seeking an experienced and strategic
Director of Facilities to oversee a large, complex portfolio of
2,400+ units across 32 properties throughout Manhattan and the Bronx.
This portfolio includes a mix of
affordable, senior (55+), SRO, and multifamily housing, with assets ranging from
small 3–5 unit buildings to larger communities of 200+ units, including walk-ups, brownstones, mid-large apartment buildings and mixed-use assets.
This is a high-impact leadership role focused on
oversight, compliance, team development, and long-term capital planning, not day-to-day maintenance. The ideal candidate brings deep NYC experience, strong regulatory knowledge, and the ability to lead through complexity while supporting a growing portfolio that includes
active rehabs and new construction projects🏡 WHAT YOU’LL DO
- Oversee facilities operations across a 32-building, 2,400+ unit portfolio
- Lead and support a team of Facilities Managers across multiple sites
- Ensure portfolio-wide compliance with NYC agencies including HPD, DOB, DEP, and FDNY
- Develop and execute preventative maintenance and capital improvement strategies
- Oversee vendor relationships, contracts, and performance standards
- Conduct site audits to ensure quality, safety, and operational consistency
- Identify issues proactively and implement scalable solutions across properties
- Support budgeting, capital planning, and cost control initiatives
- Partner with leadership on gut rehab and new construction projects
- Serve as the escalation point for complex facilities and infrastructure issues
- Establish best practices, SOPs, and training across the facilities team

🎒 WHAT IT TAKES
- 10–15+ years of facilities or property maintenance leadership experience
- Extensive experience with NYC building systems and pre-war properties
- Strong knowledge of NYC regulatory agencies and Local Laws (LL97, LL11, etc.)
- Proven ability to manage large, multi-site portfolios
- Experience overseeing vendors, contracts, and capital projects
- Strong leadership, training, and team development skills
- Ability to operate at a strategic level while solving complex building challenges
