Full Time, Non-Exempt, 12 month
Reports to: Vice President
Education/Experience Required/Preferred: A high school diploma is required. Trade/management skills are preferred.
General Responsibilities:
The Director of Facilities is responsible for the upkeep of the buildings, grounds, equipment and vehicles (excluding the routing of the buses). Personnel include maintenance staff, custodians, gardeners, campus supervisors, the vehicle mechanic and an administrative assistant. The Director of Facilities is responsible for all matters pertaining to the upkeep, repair and improvement of buildings, grounds, equipment and general storage.
Specific Responsibilities:
Oversee all custodial operations, ensuring that all facilities are cleaned regularly.
Coordinate the use of all facilities.
Oversee the preparation/set-up and take-down of various facilities for special occasions (auditorium, chapel, Open House, music and drama presentations etc.).
Oversee the maintenance of school vehicles, equipment and service facilities daily and keep them in good working order. This includes campus infrastructure, restrooms, emergency systems, etc.
Develop and administer a preventative maintenance program for buildings, grounds and equipment.
Be responsible for the security of all buildings and equipment, including but not restricted to:
Working with the Police Department on after hour calls regarding security for the school.
Managing all keys (mechanical and electronic) for building access and other locks.
Managing all alarm systems.
Managing campus lock-downs.
Responds to emergency calls, as needed, at all facilities on a 24-hour basis.
Responsible for the maintenance of school owned residential houses.
Oversee all grounds maintenance, including but not restricted to:
Grooming of all grounds.
Sprinkling systems.
Litter control.
Schedule for outside garbage cans to be emptied daily.
Ensure the effective use and provision of equipment and supplies by overseeing assigned areas of the procurement, control, maintenance, inventory and storage of equipment and supplies for the Facilities Services department.
Maintain an efficient and functional support staff by supervising staff as assigned and ensuring that all personnel actions are in keeping with the school’s employment practices. Such actions will include (but are not restricted to):
Hold meetings with departmental staff to promote excellence in job related duties including safety issues, to encourage staff morale, to provide opportunities for spiritual growth and to solicit a team approach response for the Lord's work at Village.
Provide regular in-service training for staff on the use of equipment and proper use of cleaning materials.
Maintain safety training for all employees.
Develop job assignments and schedule personnel for specific job responsibilities.
Manage the summer work projects by preparing a list of projects to be accomplished during the summer months and consult the Vice President of Operations about the prospective work before such maintenance is begun.
Prepare bidding documents including notice to bidders, instruction to bidders, specifications and forms of proposal.
Prepare, justify, and control the Facilities Services budget.
Ensure that up-to-date "As Built Drawings" are maintained with changes and additions as required.
Serve as Safety Director of Village Christian Schools by performing the following tasks (including but not restricted to):
Regularly inspect all buildings, school grounds, and equipment for health and safety hazards.
Insuring compliance with CAL-OSHA.
Working with the inspectors from the general insurance and Workman’s Compensation carriers to provide a safe work environment.
Working with administration to develop and manage the Disaster Plan.
Maintaining the evacuation and lockdown alarm systems.
Establish and maintain an effective communication network between the Facilities Services department and other departments/offices on campus.
Organize traffic control and parking prior to and after school and on occasions when there will be heavy traffic and for other special events.
Other work as directed.
QualificationsKnowledge, Skills and Experience Desired:
A minimum of three years of increasingly responsible experience in plant maintenance operation or related field, including supervisory experience.
Demonstrated skill in the administrative management of plant or related operations. General knowledge in the maintenance of electrical, mechanical, plumbing, heating and cooling equipment.
Ability to make recommendations for major repairs or revamping of equipment; meet emergencies and analyze situations; do short and long range planning and budgeting; plan and lay out routine maintenance schedules; organize and direct work through subordinates; make recommendations for improvements to effect savings in operations and maintenance expenses; coordinate and communicate departmental work to prevent undue problems and interference with educational programs.
Be active in a local church and exhibit the attributes of a spiritual leader.
A commitment to educational excellence from a Christian perspective.
Communication Skills:
It is important for the Director of Facilities to be able to effectively communicate to others. Written, verbal, and non-verbal skills should be well developed and demonstrated by excellent communication to all those involved with VCS.

Working Conditions:
Work includes handling stressful situations, working under pressure and handling sensitive and confidential information. Work may be performed under time pressure.
Work may include local travel and irregular working hours.
Work involves supervising a variety of paid staff positions.
Work environment where there may be discomfort due to temperatures, noise, dust and the like.
Work includes walking, standing, bending and carrying heavy items.
Work includes periods at a computer terminal.

Ability to work indoors and outdoors, in wet or humid weather, and extreme temperatures. Ability to work under adverse situations and conditions.
Other Requirements:
Must hold or obtain a valid First Aid and CPR Certificate within the first three months of employment.
Must possess a California Class 3 Driver’s License, for operation of Campus vehicles.
