South Seas is seeking an experienced, strategic, and hands-on Director of Engineering & Facilities to lead all resort engineering, maintenance, utilities, infrastructure, and facilities operations across our expansive luxury resort property. This leader will oversee preventative maintenance programs, capital improvement initiatives, life safety compliance, vendor management, and the day-to-day operational functionality of resort facilities and guest-facing environments.

Situated on 330 acres along the Gulf Coast, South Seas is a dynamic resort environment featuring hotels, villas, restaurants, pools, golf operations, retail outlets, recreation venues, marina operations, and extensive back-of-house infrastructure. This role is critical in ensuring the resort operates safely, efficiently, and at the highest standards of luxury hospitality and guest experience.

The ideal candidate is a collaborative operational leader with strong technical expertise, resort or large-property engineering leadership experience, and the ability to lead teams in a fast-paced, evolving hospitality environment.

ESSENTIAL FUNCTIONS & RESPONISIBILITIES:

Leadership & Team Management

  • Lead, mentor, and develop Engineering & Facilities team members across multiple disciplines including maintenance, HVAC, electrical, plumbing, carpentry, painting, pools, grounds, and life safety.
  • Foster a culture of accountability, responsiveness, teamwork, safety, and service excellence.
  • Manage staffing levels, scheduling, training, coaching, and performance management for the department.
  • Partner cross-functionally with Operations, Food & Beverage, Housekeeping, Recreation, Golf, Security, and Ownership Relations teams to support overall resort operations.

Resort Engineering & Facilities Operations

  • Oversee daily engineering and facilities operations across the resort, ensuring all buildings, guest rooms, public areas, infrastructure, and equipment are maintained to luxury hospitality standards.
  • Direct preventative maintenance programs and ensure timely completion of work orders and repairs.
  • Monitor and maintain all major building systems including:
    • HVAC
    • Electrical
    • Plumbing
    • Fire & Life Safety Systems
    • Pools & Water Features
    • Generators
    • Mechanical Equipment
    • Irrigation Systems
    • Resort Transportation/Golf Cart Infrastructure
  • Ensure operational readiness and maintenance support for resort activations, events, pools, marina, golf operations, restaurants, and guest amenities.

Capital Projects & Renovations

  • Assist in planning, managing, and executing capital improvement projects, renovations, and property enhancement initiatives.
  • Partner with ownership groups, contractors, architects, and vendors to ensure projects are completed on time and within budget.
  • Monitor project quality, timelines, operational impact, and compliance with resort standards.

Financial & Administrative Management

  • Develop and manage departmental operating and capital budgets.
  • Monitor labor costs, utility consumption, maintenance expenses, and vendor contracts.
  • Identify cost-saving initiatives and operational efficiencies while maintaining service and quality standards.
  • Manage inventory, purchasing, and vendor relationships for engineering supplies, equipment, and services.

Safety, Compliance & Risk Management

  • Ensure compliance with all federal, state, and local safety regulations and building codes.
  • Oversee OSHA compliance, fire/life safety standards, emergency preparedness procedures, and environmental programs.
  • Maintain accurate records related to inspections, permits, preventative maintenance, and compliance reporting.
  • Lead emergency response efforts related to facilities, utilities, weather events, and operational disruptions.

Guest & Owner Experience

  • Support exceptional guest and owner experiences by ensuring resort facilities remain safe, functional, visually appealing, and operationally sound.
  • Respond promptly and professionally to guest or operational engineering concerns.
  • Maintain strong attention to detail in both guest-facing and back-of-house environments.

QUALIFICATIONS & REQUIREMENTS:

  • Must have a valid driver’s license, motor vehicle background check will be completed.
  • Must possess a High School Diploma or equivalent, some college preferred.
  • Excellent communication skills with fluency in English required.
  • Minimum 7–10 years of progressive engineering and facilities leadership experience within hospitality, resort, hotel, condominium, or large-scale property operations.
  • Previous Director of Engineering, Chief Engineer, or senior facilities leadership experience preferred.
  • Luxury resort or multi-outlet hospitality experience strongly preferred.
  • Strong technical knowledge of building systems, preventative maintenance programs, and resort infrastructure operations.
  • Experience managing capital projects, renovations, and vendor/contractor relationships.
  • Proven ability to lead large, diverse operational teams in fast-paced environments.
  • Strong financial acumen including budgeting, forecasting, labor management, and cost controls.
  • Excellent communication, leadership, and organizational skills.
  • Ability to work flexible schedules including weekends, holidays, and emergency situations as needed.
  • Proficiency in maintenance management systems and Microsoft Office applications.
  • HVAC, electrical, pool, or other technical certifications preferred.

What are we looking for?

PHYSICAL REQUIREMENTS:

  • Ability to walk extensively throughout a large resort property, including outdoor areas, beaches, docks, maintenance facilities, and guest areas.
  • Ability to stand, walk, climb stairs, bend, kneel, crouch, and reach for extended periods as needed.
  • Ability to inspect equipment, mechanical rooms, roofs, construction sites, and other facilities that may require climbing ladders or navigating uneven terrain.
  • Ability to lift, carry, push, or pull up to 25 pounds regularly and up to 50 pounds occasionally.
  • Ability to work in both indoor and outdoor environments and tolerate varying weather conditions, including heat, humidity, wind, and rain.
  • Ability to respond to emergency situations and travel quickly throughout the property when required.
  • Ability to operate a motor vehicle, golf cart, or other resort transportation equipment with a valid driver's license.
  • Ability to use a computer, mobile devices, and standard office equipment for extended periods.
  • Ability to communicate effectively in person, by phone, and via radio communications.

SCHEDULE:Managers are expected to maintain flexible availability, including evenings, weekends, and holidays, to accommodate business needs, which will include working over 40 hours per week and responding to emergencies or unplanned operational needs after hours.
