Position Title

Director Maintenance, Facilities ManagementOlathe Hospital

Career Interest:

The Director of Facilities Maintenance is directly responsible for the day-to-day operations required to keep the Olathe & Paola Hospital campus and ambulatory clinics including building, grounds, and equipment, functioning within designed specifications and code requirements for safe, high-quality patient care. Manages all aspects of routine maintenance including management of the physical plant, electrical delivery systems, medical gas delivery systems, emergency generators, and physical plant troubleshooting and project management. Manages both technical and general trades staff including plumbers, electricians, painters, HVAC plant engineers, locksmiths. The Director is responsible for the acquisition, training, and direction of staff in the Maintenance department. This position requires strong collegial and professional interaction with all departments. Directs and/or develops work priorities, budgets, and staffing plans with a higher-level supervisor. Delegates assignments to ensure the timely and efficient completion of projects. Responsibilities and Essential Job Functions

  • Provides positive leadership by an environment of teamwork, open communication and customer service
  • Responsible for human resources processes including interviewing and orientation staff, ongoing performance management and timekeeping/scheduling and required documentation
  • Assists financial management by developing and maintaining a budget, strives to keep operations within benchmarks and communicates variances.
  • Ensures the compliance of policies and work instructions with regulatory standards and to improve the overall operation of the facility.
  • Inspects, operates, maintains, trouble shoots, and replaces nonoperational equipment including Electrical Systems, HVAC Systems, Fire Prevention Systems and Patient Sustaining Equipment as certified/licensed.
  • Completes preventive maintenance (PM’s) tasks as scheduled.
  • Completes all maintenance service requests as assigned.
  • Inspects, operates, and maintains operational equipment; reports deficiencies to management
  • Makes shift rounds, checking equipment for normal operations, observe meters and gauges, and makes adjustments as needed.
  • Documents log sheets and contacts management/contractor if outside service/repairs are needed
  • Monitors chemicals inventory, use, rotation, and disposal; monitors working order and efficiency of chemical pumps.
  • Champions quality / performance improvement efforts. Sets priorities and oversees progress for regulatory requirements, and institutional and national initiatives.
  • Ensures compliance with all federal, state and local regulatory standards and requirements including Joint Commission, Dept of Health, FDA, HIPAA, OSHA, and others.
  • Promotes positive, collaborative relationships. Sets example of constructive, professional and positive relationships always.
  • Promotes proactive issue identification and resolution between primary customers.
  • Ensures active and productive participation at forums for issue identification and resolution in each pod.
  • Demonstrates an understanding of our core values and the standards derived from them and acts in a manner consistent with a commitment to both the values and standards as identified by the University of Kansas Health System.
  • Must be able to perform the professional, clinical and or technical competencies of the assigned unit or department.

Required Education and Experience

  • High School Graduate or equivalent.
  • Bachelors Degree (BS) in engineering, architecture or related field from an accredited college or university.
  • Completion of an accredited trade school and/or equivalent experience specializing in electrical, plumbing, high pressure boilers, and refrigeration related to hospital specific equipment.
  • 10 or more years of maintenance experience.
  • 5 or more years of supervisory experience.


Preferred Education and Experience

  • Experience specializing in electrical, plumbing, high pressure boilers, and refrigeration related to hospital systems.


Knowledge Requirements

  • Ability to read and interpret blueprints.
