A day in the life

Prologis is seeking a Director, Customer Led Development (CLD), to support the sourcing, structuring and execution of land acquisitions and complex Build-to-Suit developments for Prologis’ customers across Germany or France. This role is a critical partner to the VP, Regional Lead, helping to grow the landbank, drive deal velocity, manage execution risk and translate customer requirements into executable development outcomes.

You would be part of a global capital deployment and development team building more than a billion dollars in projects annually, working closely with regional development, construction, capital, legal and customer teams. This role will work actively in all German markets and partner directly with the VP CLD Germany, along with our growing development and execution teams. Preferred office location is Dusseldorf or Paris,

Key responsibilities include:

• Partner closely with the VP CLD to advance Build-to-Suit opportunities with Prologis’ global and regional customers
• Assist in identifying, evaluating, and advancing land acquisitions and redevelopment opportunities that support current and future BTS demand
• Own day-to-day due diligence, pipeline management, underwriting coordination, and transaction execution for active BTS and land pursuits
• Manage cross-functional workflows spanning land, entitlements, design, construction, capital approval, and legal across multiple concurrent pursuits while adapting to evolving customer requirements
• Serve as a key point of coordination between the VP, Regional Lead, development management, construction, development services, and market teams
• Prepare materials and analysis to support investment committee reviews and internal approvals. Maintain organized, accurate data on sites, customers and active BTS pursuits through pipeline management. Draft and review Letters of Intent, RFP’s for BTS Proposals, NDA’s/CA’s, Options, Joint Marketing Agreements, Purchase & Sale Agreements and Joint Venture Agreements.
• Cultivate cross team collaboration and engagement to build the BTS pipeline across Germany or France (and Northern or Southern Europe).

Building blocks for success

Required:

• 7 years minimum experience, including 5 years minimum experience in supporting and leading complex industrial acquisitions and developments, preferably for a large developer
• Understand & embrace the customer-oriented culture of Prologis and the CLD Group
• Experience in structuring industrial Build-to-Suit and speculative leases, land purchases and entitlements
• Able to travel as required
• Promote a solution-minded approach to development and acquisitions

Preferred:

• Bachelor’s degree in business, finance, accounting, economics, or real estate is preferred
