MISSIONS
AND RESPONSIBILITIES

Mission

The primary responsibility of the Director Capital Markets and M&A Advisory
is to develop the Capital Markets business line in Poland, originating new
mandates to guarantee the achievement of the commercial and financial goals of
the function.

The
Director Capital Markets will work in collaboration with other Directors of the
Capital Markets team and with the other functions of Nhood.

He will
also be responsible for executing the Capital Markets mandates with the highest
professional standards and to contribute at the creation of a network with the
main market players and to strength the notoriety of Nhood Capital Markets in
the Polish market.

General
Responsibilities

The
Director Capital Markets and M&A Advisory reports directly to the Head of
Capital Markets and M&A Advisory.

Key
responsibilities include:

· Origination
of new mandates with third-party clients

· Maintaining
relationships with key market operators

· Maintaining
relationships with current and potential Capital Markets clients

· Proactively
proposing transaction and investment opportunities to potential internal or
external clients

· Sourcing
investors for development and promotional projects led by Nhood

· Independently
managing Capital Markets mandates, coordinating internal and external resources
involved

· Structuring
real estate investment transactions with external investors through the
creation of real estate funds, partnerships, and other dedicated structures,
including equity, debt, and necessary financial instruments

· Preparing
investment and divestment dossiers to be submitted for approval to the relevant
committees and supervising dossiers prepared by other countries

· Possessing
strong expertise in finance applied to real estate transactions, fund creation,
and investment vehicles, acquired in investment banks, investment firms, or
consulting companies specialized in the real estate sector

· Toal
revenues from “Capital Markets and M&A Advisory” function in Poland (€1.1 M
in 2026, €1.6. M in 2027, €2.1 M in 2028)

· Commercial
KPIS (nr. of meetings, nr. of qualified meetings, nr. of offers, conversion
rate)

· EBITDA
on revenues of Capital Markets in Poland (> 40%)

· Development
of the Capital Markets team and resources in Poland and
