Job Description

The Development Manager will oversee all tasks associated with the planning, financing, and implementing of new construction, redevelopment, and/or renovation projects, from concept through stabilization. The core development projects will be mixed-income multifamily apartments offering affordable, attainable, and market-rate housing. All of Integral Carolinas’ projects will include some component of affordability. Funding sources could include conventional debt and equity, Low-Income Housing Tax Credits, tax-exempt bonds, essential function bonds, and/or public-private partnerships.

Integral approaches all aspects of its projects with creativity and innovation. Examples today include:

  • Financially structuring traditional affordable developments without Low-Income Housing Tax Credits;
  • Converting an underutilized high-rise office tower into a new mixed-use program with affordable and attainable housing;
  • Exploring car-sharing programs as a community amenity to decrease households’ cost of living and a development’s parking count;
  • Evaluating “expandable apartments” with Ori to decrease chunk rents;
  • Integrating community healthcare clinics and grocery stores within developments; and
  • Supporting public housing authorities create new unrestricted revenue streams through the preservation of naturally occurring affordable housing.

Essential Job Functions

Essential functions for this position relate to the responsibility of oversight of every development function of assigned projects, which include, but are not limited to:

  • Developing and actively managing a dynamic and robust project schedule that tracks each project’s activity and its dependencies to ensure smooth and efficient execution;
  • Developing and managing a financial pro forma that monitors a project’s financial feasibility and predevelopment budget;
  • Managing all third parties, including architects, engineers, general contractors, and other consultants;
  • Coordinating all project applications, including entitlement and financing;
  • Engaging key stakeholders to strengthen relationships, provide updates, and receive their input;
  • Drafting all project communications, from Investment Committee memos to project presentations; and
  • Coordinating and facilitating all project meetings, including taking notes and ensuring all parties complete identified next steps.

Qualifications

Ideal candidates have a minimum Bachelor's degree or equivalent from a four-year college or university (preferably in real estate, finance, business administration, urban planning, construction, architecture, or civil engineering). Master’s degree in real estate development, urban planning, or finance is preferable. Candidates should have at least three to five years of project management experience in commercial real estate development, preferably residential and mixed-use projects.
