The Development AP Specialist plays a critical role in the project development workflow. This position possesses experience with accounting software with a focus on Real Page Accounting and Real Page Job Cost, a proactive and innovative approach to the work, demonstrates resourcefulness, independent thinking and self-motivation. The position will also have a forwarding looking perspective on the use of technology such as AI and how to incorporate emerging technology into the workflow to improve accuracy and efficiency.

Responsibilities

1. Provides support to the development team2. Full cycle Accounts Payable3. Data entry & Coding4. Maintain vendor records and reconcile vendor inquiries5. Review past due balances and remedy discrepancies where necessary6. Assist and work closely with Project Accountant on projects, is involved in heavier and more complex payment transactions and will assist in streamlining and improving accounts payable processes7. Precision Job Costing: Manage the full AP cycle with a heavy focus on allocating expenses to specific projects, phases, and cost codes.8. Communicating/Identifying development budget line overages to the Development Team.9. Process Optimization: Evaluate current AP workflows and implement improvements to reduce bottlenecks and increase department efficiency.10. Tech Integration: Lead the adoption of AP automation tools (e.g., OCR, digital approvals, AI) and ensure seamless data flow into our ERP system.11. Vendor & Project Liaison: Collaborate with project managers to resolve coding discrepancies and maintain strong relationships with vendors through timely, accurate payments.12. Audit & Reporting: Conduct regular reconciliations and provide project-specific financial insights to help leadership monitor budget-to-actual performance.

Qualifications

Required Experience:

2-3 years experience

Required Education/Training: Associates Degree desired; HS diploma required

Required Skills and Abilities:

• Experience with accounting software and all platforms with a focus on Real Page.• Proficiency in Excel / Google Sheets• Analytical mindset• A proactive and innovative approach to the work, demonstrates resourcefulness, independent thinking and self- motivation.• Adopt and integrate technology into the development workflow to improve accuracy and efficiency

Working Conditions:

Primarily an Office environment, must be able to work evenings when required to meet deadlines.

Salary Range Information:

The range displayed on each job posting reflects the targeted base salary for the position. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
