The role aims to support the mall’s leasing performance through effective execution of leasing activities, tenant mix implementation, and proactive tenant relationship management. The position contributes to achieving sales and rental targets by strengthening tenant performance, supporting the mall’s market positioning, and providing market insights and operational support aligned with business objectives.
Key Responsibility
Plan and execute the mall’s leasing strategy, including sales development and tenant mix planning, to achieve sales and rental projections and targets set by Management.
Lead and manage tenancy negotiations for all tenants; address and resolve tenancy‑related matters in a timely and commercially sound manner.
Build and maintain strong landlord–tenant relationships to support tenant performance and long‑term occupancy stability.
Conduct regular market research and competitive analysis to provide up‑to‑date industry insights; develop and recommend strategies to strengthen the mall’s market positioning and competitiveness.
Collaborate closely with the Advertising & Promotion team to develop marketing materials and promotional tools that support tenants and leasing objectives.
Analyse data from POS systems, shopper traffic counts, and other sources to develop leasing plans and provide performance insights to tenants.
Negotiate leasing terms and oversee the preparation of Letters of Offer and Tenancy Agreements; manage and project rental revenue in line with business plans.
Monitor market trends and competitive landscapes to support business planning and portfolio performance.
Supervise, lead, and coach the Leasing team to achieve individual and team KPIs; mentor team members through on‑the‑job training and capability development to maximize performance.
Perform other duties and responsibilities as reasonably assigned by the Head of Department or immediate supervisor.
Bachelor’s Degree in Business administration, Real estate, or a related field.
Minimum 5 years of relevant experience in a similar position, preferable in the retail environment, consultancy & leasing. Experience in an international Real Estate Consultancy, Marketing company will be an advantage added.
Ability to build positive relationships with retailers, commercial operators and brands.
Knowledge of tenancy related issues in shopping malls.
Evidence of strong communication skills, written and verbal.
Having strong database/connection with brands/retailers.
