Mechanical M&E Technician

Job Scope:Provides hands-on technical support for the operation and maintenance of mechanical and electrical systems throughout the data centre facility. Executes preventive maintenance tasks according to scheduled maintenance plans, including lubrication, filter replacements, belt adjustments, and equipment cleaning. Performs minor repairs on pumps, motors, fans, dampers, valves, and associated mechanical equipment. Assists engineers with troubleshooting activities, replacing faulty components, and testing repaired systems. Conducts routine inspections of equipment, recording readings, identifying abnormalities, and reporting findings to senior engineers. Operates BMS terminals to monitor system parameters, adjust setpoints, and acknowledge alarms under engineering supervision. Responds to operational issues including water leaks, unusual noises, vibrations, and temperature excursions. Assists with electrical tasks such as lamp replacements, motor starter checks, and basic control circuit testing. Supports installation and commissioning activities for new equipment and system upgrades. Maintains accurate maintenance logs, equipment histories, and consumable usage records. Ensures proper housekeeping in plant rooms, equipment spaces, and maintenance areas. Manages inventory of maintenance tools, spare parts, and consumables. Coordinates with external vendors during service visits, observing work and verifying completion. Follows safety procedures including proper PPE usage, lockout/tagout protocols, and confined space entry requirements.

Qualifications:

  • Technical certificate, ITE certification, or diploma in Mechanical/Electrical Engineering or related trades
  • Minimum 3-5 years of practical experience in M&E maintenance, preferably in commercial or industrial facilities
  • Hands-on experience with HVAC systems, pumps, motors, and general building services
  • Basic electrical knowledge and ability to perform simple electrical tasks safely
  • Familiarity with hand tools, power tools, and basic diagnostic equipment
  • Understanding of preventive maintenance principles and procedures
  • Ability to read technical drawings, P&IDs, and equipment manuals
  • Good physical fitness for working in plant rooms and at heights
  • Strong work ethic with attention to safety and quality
  • Willingness to work shifts and support emergency response when required

Shift BMS Operator

Job Scope:Operates the Building Management System serving as the central nervous system for monitoring and controlling all data centre infrastructure. Continuously monitors BMS dashboards displaying real-time status of electrical, mechanical, HVAC, fire, security, and access control systems. Responds promptly to system alarms, assessing severity, initiating appropriate response actions, and escalating to engineers when necessary. Adjusts control setpoints for temperature, humidity, pressure differentials, and equipment staging to maintain optimal data centre environmental conditions. Tracks equipment runtime hours, cycle counts, and performance trends to identify developing issues before failures occur. Generates regular status reports on system performance, alarm frequencies, and environmental conditions. Maintains detailed shift logs documenting all significant events, alarms, adjustments, and communications during shift periods. Coordinates with shift engineers during incident response, providing real-time system status information and historical data. Executes scheduled control sequences for equipment start-up, shutdown, and mode changes as directed by engineering staff. Monitors energy consumption patterns and identifies opportunities for efficiency improvements. Acknowledges and tracks maintenance activities in the BMS, ensuring proper documentation of work performed. Assists with BMS programming updates, graphics modifications, and point commissioning under engineer supervision. Participates in regular system backups and maintains BMS software updates. Provides BMS orientation and basic training to new facility staff members.

Qualifications:

  • Diploma or technical certification in Building Services, Facilities Management, Mechanical/Electrical Engineering, or related field
  • Minimum 3-5 years of experience operating BMS platforms in commercial buildings or data centres
  • Proficiency with major BMS platforms such as Schneider Electric, Johnson Controls, Siemens, Honeywell, or similar systems
  • Understanding of HVAC control sequences, electrical load management, and building automation principles
  • Strong analytical skills for interpreting system data and identifying abnormal patterns
  • Excellent attention to detail and ability to maintain focus during extended monitoring periods
  • Good computer skills and ability to learn new software applications
  • Effective communication skills for coordinating with engineering teams and documenting activities
  • Ability to work independently and make sound decisions under pressure
  • Willingness to work rotating shifts including nights, weekends, and holidays

Multiskilled Technician

Job Scope:Provides versatile technical support across multiple disciplines to maintain data centre facility infrastructure and respond to diverse operational needs. Performs routine preventive maintenance tasks spanning electrical, mechanical, plumbing, and HVAC systems, executing work according to maintenance schedules and checklists. Conducts general facility inspections, identifying maintenance needs, safety hazards, and housekeeping requirements across the data centre. Responds to a wide variety of operational issues including minor electrical faults, plumbing leaks, door hardware problems, HVAC filter changes, and lighting replacements. Supports specialized engineers during complex repairs, system installations, and commissioning activities by providing assistance, tools, and materials. Maintains building fabric including doors, windows, floor tiles, ceiling systems, and architectural finishes. Assists with space management activities such as equipment moves, cable management improvements, and workspace reconfigurations. Performs grounds maintenance and exterior facility upkeep where applicable. Manages maintenance consumables inventory, restocking supplies and identifying reorder requirements. Operates various facility equipment including forklifts, scissor lifts, pressure washers, and power tools as required. Responds to tenant or user requests for minor facility services and adjustments. Supports emergency response activities during incidents, providing additional hands and basic technical capabilities. Maintains tools and equipment in good working condition, arranging repairs or replacements when necessary. Documents completed work in maintenance management systems and reports findings to supervisors.

Qualifications:

  • Technical certification or trade qualification in a relevant discipline (electrical, mechanical, plumbing, HVAC, or general building maintenance)
  • Minimum 3-5 years of broad-based facilities maintenance experience
  • Cross-functional knowledge spanning multiple building systems and trades
  • Practical hands-on skills with ability to use various hand and power tools safely
  • Basic troubleshooting capabilities across different systems
  • Understanding of preventive maintenance principles and safe work practices
  • Physical ability to perform manual tasks, work at heights, and lift equipment
  • Good communication skills and customer service orientation
  • Self-motivated with ability to work independently and prioritize tasks
  • Flexibility to learn new skills and adapt to changing operational requirements
  • Willingness to work shifts and respond to emergency callouts when needed
