We are currently recruiting for a Damp & Mould Manager to join our team in Kingston Upon Thames.
Role Overview:
The Damp & Mould Manager will lead the organisation's approach to the identification, investigation, management and resolution of damp, mould and condensation issues across the social housing stock.
The role will focus on delivering safe, healthy homes for residents, ensuring that reports of damp and mould are responded to promptly, investigated appropriately and resolved through effective remedial works and, where necessary, wider property improvements.
The Damp & Mould Manager will work closely with residents, housing management, repairs, property services, contractors, environmental health professionals and senior managers to ensure a coordinated, resident-focused service.
Responsibilities:
- Lead and manage the organisation's damp and mould management service.
- Ensure all reports of damp, mould, condensation and associated hazards are logged, assessed, investigated and resolved appropriately.
- Develop and maintain effective processes for the identification, prioritisation and management of damp and mould cases.
- Ensure cases are assessed based on the condition of the property and the potential impact on residents, with particular consideration given to vulnerable residents and households with additional needs.
- Ensure investigations identify the underlying cause of damp and mould rather than relying solely on surface treatment.
- Oversee appropriate diagnostic inspections, including consideration of ventilation, heating, insulation, building defects, water ingress, plumbing issues and structural problems.
- Ensure remedial works are specified appropriately and completed to the required standard.
- Monitor cases through to completion and ensure that issues are not closed prematurely.
- Identify recurring or systemic problems and recommend appropriate investment or planned maintenance solutions.
- Ensure residents are treated with respect, empathy and professionalism when reporting damp and mould.
- Ensure residents receive clear information about investigations, proposed works, timescales and actions being taken.
- Maintain effective communication with residents throughout the lifecycle of a case.
- Ensure reasonable adjustments and communication requirements are considered.
- Work closely with housing officers and other teams where residents require additional support.
- Respond appropriately to complaints, enquiries and escalations relating to damp and mould.
- Promote a culture where resident reports are taken seriously and acted upon promptly.
You Will Need:
- Significant experience of working in social housing, property management, repairs, asset management or a related housing environment.
- Experience of managing damp, mould, condensation or housing condition issues.
- Experience of managing complex property cases from initial report through investigation to resolution.
- Experience of managing staff, contractors or service providers.
- Experience of analysing performance information and producing management reports.
- Experience of working with residents and handling sensitive or complex housing issues.
- Good understanding of the causes and treatment of damp, mould and condensation.
- Understanding of building construction, ventilation, heating and building defects.
- Knowledge of social housing regulation and housing health and safety requirements.
- Understanding of the importance of identifying and addressing the underlying cause of damp and mould.
- Knowledge of effective case management and risk-based prioritisation.
- Understanding of customer care and resident engagement within social housing.
