Position 1: Property Manager (or Couple – General Manager)
About the Property
A stunning 10+ acre private estate on the coast of Jamaica, comprising multiple luxury villas, an oceanside studio, 10+ bedrooms, swimming pools, two beaches, and premium amenities. The estate hosts invited guests for exclusive private stays and high-end events, supported by up to 20 full-time staff and specialist external contractors.
The Opportunity
We are seeking a dynamic, hands-on Property Manager or a high-performing couple with complementary skills in hospitality and estate management to take full ownership of this world-class private estate.
Key Responsibilities
Operations & Guest Experience
- Lead all operational departments, including Guest Services, F&B, Housekeeping, Groundskeeping, Security, Beach & Water Sports, MEP, and Maintenance
- Ensure the estate is always presented to the highest standards of luxury, cleanliness, and safety
- Coordinate all guest stay preparations and oversee private events
Team Leadership & HR
- Lead, mentor, and inspire a team of up to 20 staff across multiple departments
- Manage recruitment, scheduling, payroll, and HR compliance with Jamaican labour law
- Build a culture of accountability, excellence, and continuous improvement
Maintenance & Stewardship
- Oversee a year-round preventive maintenance programme across all buildings and infrastructure
- Manage procurement locally and internationally, including sourcing, quotations, and delivery
- Collaborate with the Project Manager on capital improvement projects
Financial Management
- Develop and manage annual operating and capital expenditure budgets
- Monitor all expenditure, identify inefficiencies, and provide regular financial reporting
- Maintain transparent and proactive communication with ownership
Ideal Candidate Profile
- Proven experience managing a luxury private estate, boutique hotel, or high-end villa property
- Strong leader with a passion for service excellence and team development
- Financially literate and comfortable managing budgets
- Detail-oriented, solutions-focused, and calm under pressure
- Fluent English; additional languages are a plus
- High environmental values and commitment to sustainable practices

Position 2: Local Construction & Project Manager
About the Property
The same 10+ acre private Jamaica estate is undergoing an exciting multi-year improvement programme, with significant construction, renovation, and infrastructure upgrades planned and ongoing.
The Opportunity
We are seeking a skilled, hands-on Construction & Project Manager to lead all construction and renovation projects on the estate from inception to completion, serving as the key liaison between ownership, the Property Manager, architects, engineers, and contractors.
Key Responsibilities
Project Management & Delivery
- Oversee all construction and renovation projects from start to finish
- Develop and manage project plans, phasing, schedules, and milestones
- Coordinate site meetings and manage RFI and site instruction protocols
- Provide regular project status reports and manage close-out documentation
Budget & Commercial Management
- Draft and manage project budgets; monitor expenditure against plan
- Source and evaluate contractor and supplier quotations for value for money
- Manage imported and client-supplied materials and their lead times
Quality, Compliance & Risk
- Ensure all works comply with Jamaican regulations, health & safety, and labour law
- Provide risk assessments and develop mitigation strategies
- Review and coordinate all subcontractors and their contracts
Stakeholder Communication
- Maintain clear communication with the Owner's Representative, Property Manager, and all consultants
- Ensure neighbours and the local community are considered throughout all works
Ideal Candidate Profile
- Degree in Engineering, Building Sciences, or a related discipline
- Proven experience in construction project management, ideally on private or luxury residential properties
- Strong understanding of high-quality and sustainable construction methods
- Able to read blueprints, manage budgets, and negotiate contracts
- Proficient in construction and project management software
- PMP certification or equivalent is advantageous
- Good understanding of local Jamaican practice and culture
- Fluent English required
